Lead Maintenance Technician

SUMMARY

The Hyatt Place Knoxville/Downtown is seeking a hands on, detail oriented problem solver to serve as our Lead Maintenance Technician. This position is responsible for the day to day upkeep, repair, and protection of the building and its systems, for guest and associate satisfaction, and for serving as a technical resource to the Engineering team. The Lead Maintenance Technician supports the Chief Engineer in executing departmental strategy, upholding brand service standards, and protecting the long term condition of the asset through quality preventative maintenance and repair work.

Perform routine and complex preventative maintenance and repair across guest rooms, public areas, and mechanical equipment, including electrical, plumbing, HVAC, refrigeration, carpentry, and painting. Respond to room calls and complete specific maintenance repairs or new construction work as assigned by the supervisor or through service requests. Determine defects, troubleshoot malfunctions, take corrective action, and communicate and record the work following departmental procedures. Submit purchase approvals for required parts per WLS procurement procedures, and document all work performed, parts needed, and parts used on service requests. All work is performed in a safe and neat manner in accordance with departmental procedures. This position reports to the Chief Engineer.

RESPONSIBILITIES

Maintenance and Repair

• Identify and repair mechanical failures, including appliances, HVAC, refrigeration, electrical, and plumbing, following equipment maintenance procedures as directed by management
• Perform guest room and public area repairs, including plunging toilets, unclogging drains, and repairing hardware, plumbing, lighting, air conditioners, and cosmetic items
• Make structural repairs to masonry, woodwork, and furnishings; patch or replace plaster and plasterboard; paint walls and ceilings; trim, cut, and lay flooring
• Check fixtures, lighting, and signs for proper operation, and maintain an adequate supply of spare parts and light bulbs
• Operate all hand and power tools in a safe manner
• Respond to service calls and complete maintenance work orders promptly and in the allotted time, with no rework required and with little or no supervision

Safety, Systems, and Compliance

• Monitor and test the fire alarm and life safety system, remain fully informed of its operation, and handle emergencies involving the system; maintain a working knowledge of fire sprinkler and emergency power systems
• Be available for emergencies and act in an engineering capacity to protect guests and associates and preserve the building and its systems; work quickly and responsibly to return the building to normal operating status and inform engineering management of any such emergency
• Comply with the latest insurance, local, county, state, and federal codes, laws, and requirements
• Read, track, and interpret readings from meters, gauges, and other measuring units
• Observe energy and utility usage on the property and grounds, look for ways to conserve, and report ideas to engineering management

Documentation and Communication

• Maintain a thorough daily log of activities and problems, and ensure this information is passed to other shifts through pass down logs and white boards
• Maintain communication with supervisors to ensure needed materials, tools, and supplies are available or on order, and follow up on any back ordered items
• Keep the supervisor and manager updated on assignments and surface issues of concern to management
• Communicate effectively with guests, co-workers, supervisors, and other departments
• Ensure all guest complaints are handled with courtesy and promptness

Department Support

• Ensure the hotel's maintenance and upkeep standards meet White Lodging, brand, and guest standards
• Support the Chief Engineer in overseeing all aspects of the Engineering function
• Provide training and technical advice to other engineers as needed or requested, and assist with developing yourself and the department to full potential
• Get involved in solving department problems
• Have knowledge of hotel property, staff, and services, including hours of operation
• Clean, lubricate, protect, and maintain all tools and equipment; return tools to the shop and secure them in proper storage; maintain the assigned tool pouch and its tools
• Keep all work and engineering areas, including the shop and guest rooms, clean, neat, and well organized
• Remain flexible and responsive to business needs and scheduling needs
• Carry out all reasonable requests by management

SKILLS

• General and working knowledge of HVAC and refrigeration
• Working knowledge of plumbing, electrical, and painting
• Along with normal carpentry, plumbing, and painting duties, must be capable of operating hand and power tools
• Must be able to read and interpret blueprints, specifications, and operating instructions
• Basic working knowledge of general maintenance
• Basic knowledge of safety and security work practices
• Able to work well both in a team and independently
• Must possess a valid driver's license
• Desire to continue to learn and develop in a specific trade area, such as electrical or carpentry
• Experience with Microsoft Word, Excel, and Outlook a plus

EDUCATION / EXPERIENCE

• High school diploma or equivalent
• At least 2 years of maintenance experience; hotel maintenance experience is a plus
• Strong trade specific skill set, such as HVAC or painting, depending on property specific need
• Trade school or college education equivalent is a plus

SCHEDULE

• Open availability required, including weekends
• Must be available for both AM and PM shifts
• Must be available to respond to emergencies as needed
