Summary:

The Property Maintenance Technician is a integral member of the Property Management Department and encompasses all roles within the Property Management Department. The primary role of Property Maintenance Technicians is to clean and maintain company facilities, grounds, and properties on a scheduled basis as well as attending to unforeseen situations that occur daily. Team members report directly to the Property Manager or Assistant Property Manager.

The diverse nature of Hy-Line Cruises properties means that team members are required to perform a variety of different tasks, both in a team environment and independently.

Essential Duties and Responsibilities:

The Property Maintenance Technician position is generally divided into three categories for the work being performed on a day-to-day basis, each with separate but overlapping responsibilities. Each Maintenance Tech may be assigned in one or more particular areas based on skill or experience level.

Terminal Maintenance:

· Using 75-100-gallon garbage totes, transferring trash, emptying trash cans as needed, removing all waste to offsite compactor, including recyclables

· Ensure trash and recycling is emptied in a timely manner.

· Ensure bathrooms are cleaned and stocked.

· Ensure the terminal is clear of trash and debris, general cleaning of grounds for trash, leaves, debris, or other items.

· Upkeep, watering and pruning of seasonal flower displaying, garden beds, and shrubs around the terminal area.

· Weeding of terminal grounds, walkways, patios, and garden beds.

· General cleaning to ensure that buildings, ticket offices, hallways, windows, offices, and exterior surfaces are cleaned of debris, dust, or other materials.

· Perform general maintenance of HVAC systems.

· Minor electrical and plumbing repairs.

· Minor repairs to doors, walls, or other building surfaces.

· Maintenance of lights, timers, and other devices.

· Snow and Ice Management (shoveling, de-icing, operating a snowblower)

· Respond to work orders for issues that arise in a timely manner.

Building Maintenance:

· Using 75-100-gallon garbage totes, transferring trash, emptying trash cans as needed, removing all waste to offsite compactor, including recyclables

· General cleaning to ensure that buildings, ticket offices, hallways, windows, offices, carpets, flooring, walls, and exterior surfaces are cleaned of debris, dust, or other materials.

· Interior and Exterior Painting

· Maintenance of drainage systems and gutters.

· Perform general maintenance of HVAC systems.

· Minor electrical and plumbing repairs.

· Minor repairs to doors, walls, or other building surfaces.

· Maintenance of lights, timers, and other devices

· Perform carpentry tasks such as repairs to building drywall, doors, trim, or other surfaces. May work on other carpentry projects such as maintaining benches, signs, or other features.

· Snow and Ice Management (shoveling, de-icing, operating a snowblower, operating a snowplow)

· Respond to work orders for issues that arise in a timely manner.

Grounds Maintenance:

· Using 75-100-gallon garbage totes, transferring trash, emptying trash cans as needed, removing all waste to offsite compactor, including recyclables

· Mowing, trimming, and pruning of lawns, gardens, and shrubs.

· Maintenance, setup, and break down of irrigation systems.

· Minor maintenance on tools and equipment.

· Removal of leaves, debris, and other items from yards and properties.

· Flower bed prep, mulching, and planting.

· Fence repair and installation.

· Construct or repair raised garden beds or retaining walls.

· Apply fertilizers and other treatments to lawns.

· Snow and Ice Management (shoveling, de-icing, operating a snowblower, operating a snowplow)

· Respond to work orders for issues that arise in a timely manner.

Other Duties:

As needed or assigned.

Licenses, Registrations, and/or Certifications:

Must possess a valid Massachusetts driver’s license. Clean driver’s license, as determined by insurance or other regulatory agency. Employee must consent to a background review of license which will be conducted post offer, pre-employment.

Required Education and Experience:

High School diploma or equivalent required. Landscaping/building maintenance experience preferred. If driving company vehicles, driving courses will be assigned and employee must pass the courses.

Required Knowledge, Skills, and Abilities:

Must be a minimum of 18 years old to operate machinery or drive any company vehicles. Must be able to lift a minimum of 50 pounds, with or without reasonable accommodation, and must be comfortable working from ladders and with heights up to 10 feet.

Typical Work Environment:

Work is performed outdoors with varied weather conditions, and indoors or warehouse environment as the work dictates. There can be significant noise related to machinery and daily work environment. This position works in a building and grounds, construction, maintenance, and marine environment.

Job Type: Full-time

Pay: $20.00 - $25.00 per hour

Expected hours: 40 per week
