The Property Manager oversees all aspects of the Roebling Lofts residential community, including marketing and leasing, tenant retention, and building operations. The Property Manager is accountable for overall financial performance of the property.
Job Responsibilities
· Formulate pricing strategy grounded in review of market comps and forecasting trends.
· Develop marketing and social media campaigns.
· Interact with prospective renters from initial inquiry through move-in.
· Implement tenant retention strategy, encompassing delivery of high quality service, community- building events, and individual interaction.
· Establish budget and monitor actuals, addressing variances.
· Ensure compliance with regulatory requirements, including City of Trenton, NJ DCA, and NJ DCR LAD.
· Organize and schedule maintenance, including tenant work orders, unit turns, and preventative maintenance.
· Ensure property is clean, safe, and attractive.
Role Description
This is a full-time, on-site Property Manager role based in the historic Wirerope District of Trenton, NJ, close to the vibrant Chambersburg neighborhood. The Property Manager will oversee the daily operations of a 138-unit apartment building, including tenant relations, lease administration, rent collection, and ensuring timely responses to maintenance requests. This role will coordinate with maintenance vendors and contractors, conduct regular property inspections, and ensure that buildings, grounds, and common areas are kept in excellent condition. The Property Manager will assist with budgeting, expense tracking, and basic financial reporting, as well as leasing activities such as showing units, processing applications, and managing move-in and move-out procedures. The position also involves enforcing property rules and regulations, maintaining accurate records, and supporting compliance with local codes, safety standards, and company policies.
Qualifications
- Experience in property management, real estate, leasing, facilities management, or a related field, with the ability to handle day-to-day building operations, leasing, and tenant needs.
- Strong organizational and time-management skills, including the ability to prioritize tasks, manage multiple properties or projects, and meet deadlines.
- Effective communication and interpersonal skills for working with prospective tenants, residents, owners, vendors, and internal team members in a professional and respectful manner.
- Basic financial and administrative skills, such as rent collection, invoice review, budgeting support, recordkeeping, and use of property management or office software.
- Problem-solving and conflict-resolution abilities to address maintenance issues, tenant concerns, and policy enforcement fairly and constructively.
- Knowledge of building maintenance basics, vendor coordination, and safety practices; familiarity with local housing regulations and building codes is beneficial.
- High level of reliability, integrity, and attention to detail, with the ability to work on-site independently and make sound, timely decisions.
- High school diploma or equivalent required; an associate or bachelor’s degree in business, real estate, or a related field is a plus.
- Previous experience in residential or commercial property management in emerging or established urban markets is preferred.
Salary Range
$60,000 - 65,000, commensurate with experience
