The Director of Corporate Purchasing is a senior operational role responsible for leading all national purchasing functions across View Homes' five-division markets. Reporting to the SVP of Operations, this position serves as the central authority for how View Homes selects, contracts, and manages its trade partners and material suppliers, translating purchasing strategy directly into job-cost performance and margin outcomes. This role owns the national purchasing framework end-to-end: from negotiating national purchasing agreements (NPAs) with material suppliers to building and maintaining a preferred trade partner network that supports production across Colorado Springs, Northern Colorado, El Paso, Las Cruces, and San Antonio. This position standardizes purchasing processes and contract documentation across all divisions, ensuring consistent execution at the local level while driving cost reduction through competitive bidding, value engineering, and disciplined supplier management. Beyond cost management, this role serves as a key cross-functional partner, coordinating with construction, operations, sales, and finance to align purchasing strategy with community timelines, product mix, and budgetary accuracy. This position is expected to build the infrastructure, relationships, and accountability systems that allow View Homes to buy better as the company scales. As a senior leader in this organization, this position is expected to maintain a mindset of continual improvement and work deliberately to foster that same culture within the purchasing function and across the company.
What You Will Do
- Trade Partner Strategy & Network Management
- Builds and maintains a national preferred trade partner network across all five division markets; owns performance standards, accountability frameworks, and relationship continuity.
- Leads competitive bidding processes for trade partner selection, ensuring View Homes consistently accesses the best combination of price, quality, and reliability.
- Negotiates master trade partner agreements, scope-of-work documents, and pricing schedules; ensures contracts are structured to protect the company and support operational execution.
- Monitors trade partner performance against established KPIs (schedule adherence, quality, cost compliance) and manages escalations and corrective action as needed.
- Travels regularly to division markets to maintain hands-on visibility into local trade partner relationships and market conditions.
- National Purchasing Agreements & Cost Management
- Negotiates and manages national purchasing agreements (NPAs) with material suppliers across all major product categories, including framing, windows, doors, roofing, cabinets, flooring, and appliances.
- Drives cost reduction through value engineering, contract renegotiation, and material substitution analysis, quantifying savings against budgeted cost targets.
- Owns option and feature pricing strategy, ensuring profitability and competitive positioning across all markets and product types.
- Monitors commodity pricing trends and proactively adjusts purchasing strategy to mitigate cost exposure.
- Tracks and reports purchasing KPIs, including cost variance, trade partner performance, and contract compliance across all divisions.
- Process Standardization & Systems
- Standardizes purchasing processes, systems, and contract documentation across all five division markets to ensure consistency, compliance, and scalability.
- Develops and maintains purchasing policy, scope-of-work templates, bid packages, and contract libraries that serve as the operational standard for all divisions.
- Partners with division purchasing agents to ensure consistent execution of national contracts at the local level, providing training and oversight as needed.
- Supports new community launches with procurement planning, trade partner onboarding, and baseline cost validation.
- Maintains and continuously improves the company’s purchasing systems and data infrastructure to support real-time cost visibility.
- Financial & Operational Alignment
- Collaborates with Finance on budget accuracy, cost forecasting, and job cost reporting, ensuring purchasing decisions are reflected accurately in divisional and corporate financial models.
- Coordinates with construction and operations leadership to align purchasing strategy with production schedules, community timelines, and absorption targets.
- Identifies and flags purchasing-driven cost variances early, providing root cause analysis and corrective recommendations.
- Supports division leadership with purchasing-related data and analysis for Investment Committee presentations and budget reviews.
- Leadership & Culture

- Serves as a key operational leader contributing to the company’s strategic direction under the SVP of Operations.

- Bachelor's Degree in construction management, business administration, supply chain management, or a related field. Required
- Master's Degree or an advanced degree or professional certifications in purchasing or supply chain (e.g., CPM, CPSM). Preferred
- 10 years of homebuilding purchasing experience required; multi-division or national purchasing scope. Preferred
- Demonstrated track record of driving measurable cost savings through trade partners negotiation, competitive bidding, and value engineering. Required
- Experience managing national or regional purchasing agreements with material suppliers across multiple product categories. Required
- Familiarity with residential construction processes, trade sequencing, and production scheduling in a multi-community environment. Required
- Experience developing and standardizing purchasing processes, scope-of-work documentation, and contract frameworks across multiple markets. Required
- Experience working within a multi-division homebuilder with corporate and division-level reporting structures. Required
- Strong financial acumen with the ability to translate purchasing decisions into job cost and margin outcomes.
- Skilled negotiator with the ability to drive competitive outcomes while preserving long-term trade partner relationships.
- Strong analytical skills, including proficiency with cost modeling, budget variance analysis, and purchasing performance reporting.

We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $150,000 - $160,000, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors - we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role.
