The Real Estate Associate supports the management and strategic growth of the HUGO BOSS retail portfolio across the United States and Canada. This role blends lease administration, financial analysis, market research, portfolio management, and transaction support. The Real Estate Associate partners closely cross functionally to deliver data-driven insights and recommendations that inform key real estate and broader business decisions.
What you can expect:
- Key Responsibilities
- Maintain accurate lease administration records and track critical lease dates, including expirations, options, rent commencements, kick-out clauses, and notice periods.
- Prepare and maintain reports, dashboards, and schedules used by executives and cross-functional partners in Finance, Accounting, Legal, and Operations.
- Support annual budgeting and quarterly forecasting for occupancy costs and real estate initiatives.
- Analyze store performance, occupancy costs, rent-to-sales ratios, and profitability to identify risks and opportunities across the portfolio.
- Develop financial models, proformas, ROI analyses, and profitability forecasts for new stores, renewals, relocations, remodels, and store closures.
- Prepare board approval presentations and investment summaries for senior leadership.
- Analyze sales, traffic, occupancy costs, demographics, market and competitive data, and create trade area maps and location evaluations to identify trends and support site selection and portfolio optimization.
- Evaluate landlord proposals and compare lease scenarios to assess financial and strategic implications.
- Support lease renewals, amendments, relocations, and new deal negotiations through analysis of deal economics and preparation of business cases and recommendations.
- Participate in weekly real estate meetings and present analyses and recommendations to senior leadership.
- Collaborate with cross-functional teams to support real estate initiatives and broader strategic business decisions.
- Bachelor’s degree in Real Estate, Finance, Business, Accounting, Economics, or a related field.
- 1 years of relevant experience preferred in commercial real estate, retail real estate, finance, accounting, market research, business analysis, or a related field (internship experience may be considered).
- Strong analytical, financial modeling, and problem-solving skills.
- Ability to independently analyze data and develop clear, actionable recommendations.
- Excellent communication, presentation, and interpersonal skills.
- Advanced proficiency in Microsoft Excel and PowerPoint; experience with mapping or analytics tools is a plus.
- Highly organized, with strong attention to detail and the ability to manage multiple priorities.
- Self-motivated, proactive, and eager to take on increasing responsibility.
- Ability to work both independently and collaboratively in a fast-paced, dynamic environment.
