Community Manager (Property Manager)

Montgomery, AL (on-site)

We are looking for a strong Community Manager who can run the property with ownership mindset—protecting the asset, filling units, leading the on-site team, and delivering a well-managed resident experience. You will be fully accountable for day-to-day operations and for enhancing the value of the community.

You report to the Regional Manager and supervise the full on-site team, including Assistant Community Manager, Leasing Consultants, Service Technicians, Groundskeepers, and Painters.

What You’ll Own

Financial performance

  • Operate the property in the owner’s best interest and in line with company policies and procedures.
  • Keep accurate, timely records (rent rolls, delinquency, move-ins/move-outs, and related reports).
  • Collect, post, and deposit rents, late fees, and related charges on schedule.
  • Initiate legal action and documentation in accordance with Alabama law and company guidelines.
  • Manage vendor scheduling, billing, certificates of insurance, and working relationships.
  • Submit A/P invoices to corporate, and handle petty cash and community funds responsibly.

Leasing and occupancy

  • Keep the community leased to its fullest practical capacity.
  • Use marketing strategies that generate qualified traffic and signed leases.
  • Coach leasing staff on closing techniques and competitive market awareness.
  • Monitor traffic logs, conversion ratios, renewals, budget performance, and marketing results so you can report current, accurate information.

Administration and compliance

  • Put procedures and systems in place that keep the office organized and efficient.
  • Ensure leases and related paperwork are complete, accurate, and entered into the accounting system on time.
  • Maintain current, audit-ready resident files and administrative records.
  • Lead the community’s emergency response for incidents involving residents, staff, or buildings (including criminal activity, injuries, fire, flood, and freeze events) to limit liability and restore operations quickly.

Resident retention

  • Respond to resident concerns and requests promptly and professionally.
  • Build and run retention efforts such as resident events, promotions, and community communications.
  • Distribute required notices and apply community policies consistently.

People leadership

  • Screen, hire, onboard, and train new team members using company standards.
  • Set daily/weekly office schedules and coordinate work with the Maintenance Supervisor.
  • Coach performance, document issues, partner with HR when needed, and handle separations properly.
  • Complete personnel administration on time (evaluations, pay changes, timesheets, status forms).
  • Set the tone for a professional, accountable, team-oriented site.

Maintenance and curb appeal

  • Inspect the community regularly and make sure appearance and repairs stay on track.
  • Keep an adequate supply of quality market-ready apartments.
  • Walk models and make-ready units daily and communicate service needs to maintenance.
  • Ensure service requests are logged and handed off correctly.

Safety

  • Know and enforce company, local, state, and federal safety requirements.
  • Correct unsafe conditions quickly and hold the team to a safety-first standard.

What You Bring

  • At least 2 years on-site as a Leasing Consultant and/or Assistant Community Manager, or 3 years of supervisory experience in a customer-service business with relevant certification(s).
  • 2 years of property management experience and 3 years of management experience.
  • Ability to diagnose problems, gather facts, and take a clear course of action.
  • Strong communication skills with residents, vendors, and a diverse team.
  • Fair Housing certification before working with prospects or residents (or ability to obtain immediately).
  • Computer proficiency and willingness to learn new systems.
  • Working knowledge of OSHA requirements and willingness to complete required training.
  • Valid driver’s license.
  • Professional presence on site; availability for evenings and weekends as the community requires.
  • High school diploma or equivalent preferred.

This is a full-time, in-person role. Attendance and consistent performance to company standards (including the Employee Handbook) are required. A pre-employment drug screen is part of the hiring process.

Schedule: Monday–Friday, 8-hour shifts, plus weekends as needed.
