Job Description
The District Asset Manager is the direct link between the management company and its site personnel. The District Asset Manager has the responsibility to oversee many of the operations of a small portfolio of real estate, including most aspects of the management of staff, daily operations, and marketing while maximizing long term net operating income, all the while maintaining and fulfilling the role of a Community Director.

Role & Responsibilities
- Conduct all business in accordance with HSL Asset Management's policies and procedures, Fair Housing, Americans with Disabilities Act and all other laws pertaining to apartments.
- Along with the Community Directors, gain and maintain knowledge of the market for each property and ensure the appearance, maintenance, advertising, and leasing performance at each property is always at optimum levels.
- Responsible for the tactical execution and communication of the Company strategic direction.
- Responsible for ensuring consistent implementation of community programs including new and renewal sales processes.
- Develop and manage individual site business plans including investment objectives, sales goals and market positioning, people, asset quality, and financial goals and objectives.
- Must be able to describe the overall makeup of each property in the portfolio, including but not limited to strengths, weaknesses, and needs. Determine, implement and follow up on any corrective action plans for deficiencies found at a property.
- Responsible for review and approval of all purchases made by the property with complete adherence to the expense budget.
- Along with the Community Directors, monitor potential liability risks and ensure that all safety guidelines are followed, ensure each property has the appropriate forms and procedures for handling property loss, general liability and employee injury situations, and make certain applicable legal documents are handled properly.
- Responsible as the recognized destination of all resident customer service escalation process.
- Responsible for creating and submitting all required or requested reports in a timely manner.
- Other duties as assigned.
Skills & Qualifications
- College degree or experience is preferred but not required.
- High school diploma or general education degree (GED) required with a minimum of 7 years property management and/or related management experience and/or training.
- A track record of progressively more responsible positions in management is required.
- Sales and marketing management experience.
- Working knowledge of eviction law, Fair Housing mandates, and other legal issues affecting property management.
- Ability to communicate well, both verbally and in writing.
- Effectively present information and respond to questions from groups of managers, clients, residents and the general public.
- Ability to work with mathematical concepts such as probability and statistical inference.
- Must have the ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
- Ability to compute rate, ratio, percent, commissions and work within budgeted guidelines.
- Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
- Ability to write reports, business correspondence, and procedure manuals.
- Computer proficient in Windows, MS Word, Excel, Outlook, YieldStar, Yardi Voyager, Yardi and RealPage ancillary products or related property management software equivalent, and the Internet.
- Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists.
- Ability to interpret a variety of instructions furnished in written, oral diagram, or scheduled form.
- Arizona Real Estate License is required either prior to hire or must be activated within 90 days of hire.
- ARM, CPM or CAM designations preferred.
Job Requirements
- 40 hours flexible work week:
- Weekly schedule - including weekends - may change as required
- Reliable transportation for use in business related tasks/duties as assigned, including a Valid driver’s license and current automobile insurance
- Frequent need (20% to 25% of the time) to utilize personal transportation to inspect communities in portfolio and surrounding neighborhood, make trips to the bank, etc.
- Stand and walk or sit alternatively depending on specific needs of the day. Estimate 60% of time is spent on feet and 40% sitting at desk or driving.
- Have frequent need (33% to 66% of the time) to perform standing and walking activities related to inspecting and presenting property.
