SUMMARY
The Leasing Specialist is responsible for maintaining successful and consistent marketing and leasing of the property.
JOB RESPONSIBILITIES
- Assist in the selection and maintenance of the model apartments, target units, and mini models as necessary
- Conduct daily inspections and monitor the tour route
- Demonstration and showing of models and vacant units for leasing using the interpersonal selling approach
- Consistent and prompt follow-up and follow-through on prospects and applicants, and resident inquiries
- Accurately communicate the terms of all lease documents
- Maintain accurate and organized lease files and weekly traffic activity reports
- Compute and update current Market Survey Reports correctly and timely manner
- Assist in the lease renewal program through accurate notification and consistent, creative resident retention programs
- Politely and skillfully use the telephone to encourage prospects to lease apartments and respond to residents and various telephone requests
- Plan, host, and participate in monthly activities for the residents
- Accurately records maintenance requests
- View apartments and prepare move-in inventory 24 hours before the scheduled move-in
- Assist with administrative tasks as assigned by the Property Manager or Leasing Manager, including but not limited to posting rents, collecting rents, typing, or filing
- Order Leasing supplies
- Assist in cold-calling on local businesses in the area
- Maintain marketing outreach files and follow-up
- Review all advertising for accuracy and placement
- Maintain information on calls, visits, and leases from all sources
- Produce monthly newsletters
- Perform other duties as assigned
QUALIFICATIONS
Required Skills/Abilities
- 1-2 years of residential apartment leasing experience
- Must be able to work at dual properties - Marais and Treme Market South Apartments
- Yardi experience, preferred
- Basic computer skills, including utilizing Microsoft programs, preferred
Physical Requirements:
- Prolonged periods sitting at a desk, working on a computer, standing, walking, conducting tours, and meeting with tenants
- Must be able to lift, carry, position, or move up to 20 lbs. at a time
- Requires manual dexterity with normal hand/finger movement and coordination
- Ability to walk for long periods, including climbing flights of stairs in various weather conditions
