Position Summary
Howard CDM is seeking an experienced Senior Project Manager to lead the successful delivery of commercial construction projects from preconstruction through closeout. The Senior Project Manager is responsible for project execution, financial performance, client satisfaction, team leadership, and overall project success.
This role requires a proactive leader who can effectively manage project teams, maintain strong client relationships, and drive projects to completion while upholding Howard CDM's standards of excellence.
Essential Responsibilities
Project Leadership
- Lead all phases of construction projects from preconstruction through closeout.
- Manage project schedules, budgets, forecasts, and overall project performance.
- Direct and mentor Project Engineers, Assistant Project Managers, Coordinators, and Superintendents.
- Lead owner, architect, contractor (OAC), and subcontractor meetings.
- Ensure successful coordination between field operations and project management teams.
Financial Management
- Maintain accountability for project budgets, profitability, and cost controls.
- Lead subcontractor buyout and contract negotiations.
- Manage project forecasting, cash flow, contingency tracking, and cost-to-complete reporting.
- Review and approve subcontractor pay applications and change orders.
- Identify and mitigate project risks and financial exposure.
Client & Stakeholder Management
- Serve as the primary point of contact for clients throughout the project lifecycle.
- Build and maintain strong relationships with owners, architects, consultants, and subcontractors.
- Communicate project status, risks, budgets, and schedules effectively.
- Represent Howard CDM professionally in all interactions.
Contract Administration & Risk Management
- Review, negotiate, and administer owner and subcontractor agreements.
- Manage RFIs, submittals, change orders, and project documentation.
- Ensure compliance with applicable codes, regulations, and contract requirements.
- Support project safety initiatives and quality control efforts.
Project Closeout
- Oversee punch list completion, final inspections, turnover documentation, and warranty closeout.
- Ensure successful project completion and client satisfaction.
Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
- Minimum 10 years of commercial construction experience.
- Minimum 5 years of Project Management experience with a General Contractor.
- Experience managing commercial construction projects including office, retail, industrial, mixed-use, hospitality, or similar project types.
- Proven experience managing multiple commercial construction projects simultaneously.
- Strong knowledge of budgeting, forecasting, scheduling, contract administration, and cost control.
- Experience leading and mentoring project teams.
- Proficiency in Procore, Bluebeam, Microsoft Office, and other construction management software.
- Strong communication, leadership, negotiation, and problem-solving skills.
- Valid California Driver's License.
