The Maintenance Technician is a key member of our maintenance team and is responsible for providing general maintenance services as assigned within our portfolio of properties and works under the direct supervision of the Maintenance Supervisor. General maintenance tasks include areas such as grounds, custodial, carpentry, plumbing, electrical, systems, and mechanical repairs as well as preventative maintenance and unit turnovers. This position is designated as “essential” for emergency response purposes and snow removal.
The ideal candidate will be a strong team player who is self-motivated with a high level of professionalism and integrity.
Primary Responsibilities include:
· Performs routine, emergency, and preventative building repairs and maintenance not requiring a licensed professional, such as painting, electrical, plumbing, carpentry, masonry, drywall repair, and general repairs to the interior and exterior of buildings.
· Manages and performs ongoing maintenance of grounds including lawn care and mowing, trimming, care of trees, shrubs, etc.
· Ensures that grounds are safely maintained daily in the event of inclement weather, including snow removal, salting, and sanding as necessary. Safely operates plow truck, tractor and snowblower as needed.
· Troubleshoots maintenance problems using visual inspections and/or appropriate testing equipment.
· Reports maintenance issues and deficiencies to appropriate parties; takes action to repair in a timely manner.
· Prepares units in a timely manner between move out and move-ins.
· Participates in the on-call rotation including off-shift and weekend emergency maintenance coverage.
Job Qualifications and Skills:
· Equivalent of four-year high school diploma.
· Education or work experience in property maintenance, carpentry, grounds care, and snow removal.
· Knowledge in use of various hand and power tools required for maintenance duties.
· Basic technology skills (Word, Smartphone, email)
· Valid drivers license and be insurable by the Housing Authorities fleet insurance.
The Housing Authority of the City of Old Town offers a competitive salary and benefits package for this position. Starting pay is $20.00-$22.00 per hour depending on experience with full health, dental, life and short term disability paid for the employee, Maine State Retirement offered, and 160 hours of earned benefit time annually.
