POSITION: Director of Facilities and Project Management
Hort Properties is one of the fastest-growing rental housing companies in the area (you’ve probably seen our blue signs around town!). Located in Charleston, Illinois, we are seeking a Director of Facilities and Project Management to join our team. This management-level role will oversee all repairs and construction activity within the Company’s portfolio and will be involved in our acquisitions and development of new properties. The ideal candidate would have hands-on experience working with and managing a crew, or experience as an estimator or project manager. Candidates for this role will be expected to be working on-site at our properties to assist the internal maintenance team and to complete work orders when necessary. Must be a trustworthy individual with a strong work ethic, reliability and time management. Position reports to Vice President of Operations & Accounting.
RESPONSIBILITIES (Including but not limited to):
- Manage and direct internal maintenance team by planning and scheduling all work orders.
- Identify and remedy aging and/or unresolved work orders.
- Collaborate with subcontractors and vendors to complete work orders as necessary.
- Manage maintenance budget, project costs, and deliver projects on schedule.
- Develop and implement a structured plan for preventative property maintenance.
- Ensure that each property adheres to safety regulations and conduct routine inspections of common areas and individual units to ensure compliance.
- Oversee after-hours emergency maintenance processes, including after-hours scheduling.
- Prepare scheduled reports for senior management.
- Assist with onboarding new properties.
- Special projects and other duties as assigned.
- May be required to cross train and perform other duties.
SUPERVISORY RESPONSIBILITIES:
· Supervise and direct the maintenance technicians.
· Can recommend hiring, firing, discipline, and training for direct reports.
QUALIFICATIONS:
- 3 years experience in construction, property maintenance, or similar, with at least half that time in a supervisory role.
- High school diploma or GED required. Associates degree or higher preferred.
- Applicants that will excel in this role will have a working knowledge of plumbing, electrical, and HVAC systems.
- Budget management experience preferred.
- Ability to identify and communicate problems, and provide proactive solutions
- Capacity to multi-task and manage multiple projects at once while meeting deadlines
- Willing to work hard, and have a flexible schedule as needed.
- Availability to work extra hours as necessary to meet internal and external deadlines, and at other peak seasons of the organization.
- Ability to read and interpret documents such as leases, operating manuals and maintenance of web platforms, and procedure manuals. Ability to write routine reports and correspondence.
- Valid driver’s license, access to a reliable automobile, and cell phone with calling and texting capabilities – REQUIRED
