What are the responsibilities and job description for the Maintenance Technician position at Horizon Development?
Overview
Under limited supervision, performs a variety of skilled work in the maintenance of various properties, and performs related duties as assigned.
Duties and Responsibilities:
- Troubleshoots minor maintenance problems involving electrical, structural, plumbing, and equipment repair or replacement.
- Performs preventive building maintenance duties, maintains roll-up doors, repairs and replaces broken windows, changes air filters, mows, and performs weed control.
- Performs routine plumbing repairs such as unstopping toilets, sinks, or urinals, fixing water leaks, and leaking faucets.
- Performs routine electrical repairs such as changing light bulbs or fluorescent lamps and assists in repairing or replacing ballast and light fixtures.
- Purchases supplies, equipment, and materials necessary to complete projects.
- Repairs and replaces doorknobs or locks, repairs door closures, and patches holes in walls.
- Paints interior and exterior walls.
- Develop and implement repair and maintenance schedules for all areas of the property's maintenance.
- Identify scope, repairs needed, schedule as needed, and submit daily, weekly, and monthly reports to the property manager.
Knowledge, Skills, and Abilities:
- Must have HVAC certification
- Must have at least 2 years plumbing experience
- Must have at least 2 years electrical experience
- Knowledge of trades related to building maintenance and repair.
- Knowledge of machinery, equipment, and tools necessary for the maintenance and repair of buildings.
- Knowledge of occupational hazards and safety precautions.
- Skill in reading and following blueprints and assembly instructions.
- Skills in following safety practices and recognizing hazards.
- Skill in using hand and power tools.
- Ability to establish and maintain effective working relationships with customers and co-workers.
- Ability to communicate effectively, both orally and in writing
Minimum Qualifications:
High School diploma or GED and a minimum of one (1) year of building maintenance experience, or any equivalent combination of training and experience. A valid Tennessee driver’s license is required.
Working Conditions
Work involves moderate to heavy work in all types of weather. There is a frequent need to stand, stoop, walk, lift heavy objects (up to 50 pounds), and perform other similar actions during the workday.
