Position Summary
The Superintendent is responsible for the day-to-day leadership, management, and execution of luxury custom residential construction projects. This role serves as the on-site representative of the company and is accountable for delivering exceptional craftsmanship, maintaining project schedules, coordinating trade partners, ensuring jobsite safety, and providing an unparalleled client experience. The ideal candidate possesses extensive experience managing luxury custom homes, demonstrates exceptional attention to detail, and understands that success is measured not only by schedule and budget performance, but also by quality, professionalism, and client satisfaction.
Key Responsibilities
Project Leadership
- Manage all on-site construction activities from preconstruction through final completion and warranty transition.
- Lead and coordinate subcontractors, suppliers, consultants, and field personnel to achieve project objectives.
- Develop and maintain detailed project schedules and short-interval work plans.
- Proactively identify and resolve issues before they impact quality, schedule, or budget.
- Ensure all work is executed in accordance with construction documents, specifications, company standards, and applicable codes.
Quality Control
- Maintain uncompromising standards of craftsmanship and attention to detail.
- Conduct regular quality inspections throughout all phases of construction.
- Identify deficiencies early and ensure corrective action is completed promptly.
- Coordinate mockups, material reviews, and quality benchmarks with the project team.
- Maintain a punch-list mentality throughout the project rather than waiting until project completion.
Client Experience
- Build and maintain strong relationships with homeowners, architects, interior designers, and consultants.
- Conduct regular client meetings and provide clear, professional project updates.
- Represent the company with professionalism, discretion, and integrity at all times.
- Understand and anticipate client expectations to ensure an exceptional building experience.
Trade Partner Management
- Schedule and coordinate subcontractors to maximize efficiency and workflow.
- Hold subcontractors accountable for quality, schedule, cleanliness, and professionalism.
- Maintain productive relationships with elite craftsmen and specialty trades.
- Ensure proper manpower and resource allocation throughout the project.
Safety and Jobsite Management
- Maintain a safe, organized, and professional jobsite at all times.
- Enforce all company safety policies and OSHA requirements.
- Conduct regular safety meetings and inspections.
- Ensure jobsites reflect the standards expected of a premier luxury builder.
Documentation and Communication
- Maintain accurate daily logs, schedules, reports, and project records. • Utilize BuiderTrend to document progress, issues, and decisions. • Coordinate closely with project managers, designers, estimators, and office staff. • Document field conditions, change requests, and potential scope impacts.
Preconstruction Participation
- Participate in project planning and constructability reviews.
- Assist with logistics planning, sequencing, and site utilization strategies.
- Provide field expertise during design development and preconstruction phases.
Qualifications:
Required
- 10 years of residential construction experience.
- 5 years managing luxury custom homes valued at $1 million or greater.
- Proven ability to manage multiple high-end residential projects simultaneously.
- Strong understanding of residential construction methods, building systems, and sequencing.
- Ability to read and interpret architectural, structural, civil, and MEP plans.
- Excellent communication and leadership skills.
- Strong computer proficiency and experience with construction management software.
Preferred
- Experience with projects exceeding $1 million to $10 million.
- Design-build experience.
- Experience working directly with architects, interior designers, and affluent clientele.
- OSHA 30 Certification.
- First Aid/CPR Certification.
- Bachelor's degree in Construction Management or related field.
