We are hiring for an experienced Maintenance Supervisor for our 255 unit property in Italian Village. The Maintenance Supervisor position plays a critical role in ensuring the overall functionality, safety, and appearance of our property. You will be responsible for performing a wide range of maintenance and repairs, responding to service requests, and contributing to the well-being and satisfaction of our residents.
Responsibilities:

Supervise/train/assist Maintenance Techs I, II, & III

Diagnose and repair major systems

Oversee and assist with completion of unit turns and work orders

Manage and/or assist with preventative maintenance and property inspections

Conduct regular inspections of common areas, grounds, and apartment units, identifying and addressing maintenance concerns and safety hazards.

Ensure compliance with OSHA, EPA and property/company policies

Maintain vendor relationships

Assist with budget planning for maintenance and capital projects

Ensure the curb appeal of the property including landscaping, snow removal, trash clean up

Monitor and manage inventory of maintenance supplies and equipment

Performs additional duties as needed to support business operations
Qualifications:

3-5 years of property maintenance or related experience, including supervisory oversight

Previous experience in managing maintenance for a 200 unit property
-
HVAC and CPO certifications
-
Ability to manage priorities, budgets, and people effectively

Working knowledge of maintenance tools, safety procedures and general repair practices
-
Must be HVAC certified and have or willing to get CPO certification if applicable

Strong resident relation skills

Ability to lift 50 pounds

Ability to stand/walk for the majority of the day
