Position Overview

Home Surety Title & Escrow is seeking an experienced and detail-oriented Closer to join our growing team. The Closer serves as the final checkpoint in the real estate transaction process, ensuring every closing is accurate, compliant, and delivered with exceptional customer service.

This role requires a strong understanding of title and escrow procedures, the ability to manage multiple transactions simultaneously, and a commitment to creating a seamless closing experience for buyers, sellers, agents, and lenders. The ideal candidate is organized, proactive, and experienced in using Qualia to manage and facilitate real estate closings.

Key Responsibilities

Loan Package Review & Reconciliation

• Review loan packages for accuracy and completeness.
• Reconcile closing figures with lenders and resolve any discrepancies prior to closing.
• Ensure all lender requirements are satisfied before funding.

Closing Preparation

• Prepare settlement statements, closing disclosures, title documents, and all required in-house forms.
• Verify that title requirements, invoices, taxes, payoffs, and fees have been properly addressed.
• Ensure all documents are accurate, compliant, and ready for execution.

Transaction Coordination

• Collaborate with pre-closing staff, lenders, agents, attorneys, and funding partners to facilitate smooth transactions.
• Coordinate funding approvals, document exchanges, and key transfers.
• Maintain clear communication throughout the transaction lifecycle.

Funding & Disbursement

• Coordinate post-closing funding activities.
• Disburse funds accurately, including commissions, payoffs, wire transfers, and vendor payments.
• Confirm recording and funding status and notify all parties when transactions are complete.

Client Experience

• Provide exceptional service to buyers, sellers, agents, and lenders.
• Communicate funding status and next steps following closing.
• Assist with post-closing questions and ensure a positive client experience from start to finish.

Qualifications

Required

• Minimum 2–3 years of experience in title, escrow, or real estate closing operations.
• Hands-on experience using Qualia.
• Strong knowledge of real estate transactions, title insurance, escrow procedures, settlement statements, and lender requirements.
• Excellent attention to detail and ability to identify and resolve discrepancies.
• Strong organizational and time-management skills with the ability to manage multiple files simultaneously.
• Exceptional verbal and written communication skills.
• Proficiency in Microsoft Office and other business software applications.
• Ability to work effectively in a fast-paced, deadline-driven environment.

Preferred

• Experience with Tennessee and/or Mississippi real estate transactions.
• Spanish-speaking ability.
• Notary Public certification (or willingness to obtain).
