Description
The Senior Pre-Construction Manager is responsible for managing the delivery of preconstruction services for projects, providing input, coordination and problem solving, at all stages of design. The Senior Pre-Construction Manager is charged with guiding projects through the preconstruction / design phase, while maintaining each project’s desired program, scope, and quality, to ensure effective schedule and cost control. This position also coordinates and reviews design and estimates in consultation with architects and engineers to ensure a seamlessly collaborated effort and the best possible project end result. In this role you may be required to travel up to 20% of the time.
Responsibilities:
Oversee the accuracy and quality of estimates, drawing reviews, specification reviews and all other construction documents.
Manages multiple projects concurrently.
Attends all preconstruction meetings with the design team and client of behalf of the company.
Prepares estimate deliverables and presentation books for clients during various stages of the preconstruction process.
Investigates local market conditions and their effect on costs and schedule.
Acts as preconstruction liaison for the operations team during the preconstruction and construction phase.
Provides cost estimates of preconstruction services for deliverables.
Participates in formal business development presentations to demonstrate the value of preconstruction services to potential clients.
Develop and maintain effective relationships with client/owner, architect/engineer, contractors and subcontractors.
Maintain current estimating records and unit prices.
Collaborate with Project Manager in general contractor/subcontractor proposal evaluation.
Prepare the preliminary, schematic, design development and construction estimates during pre-construction, monitor design development for potential problem areas or cost over-runs as well as participates in value engineering process.
Participate in preparation of the construction schedule for preconstruction purposes.
Support Business Development in proposal presentations and actively participate in business related community activities.
Take lead role in scheduling, planning, conducting and facilitating design / preconstruction meetings with Owners and design team.
Requirements:
Bachelor's Degree in Building Science, Construction Management, Civil Engineering or related field preferred
5-7 years of experience in large, complex facility construction and on-site experience in the management of new construction and the renovation of existing assets required
Advanced knowledge of principles and practices of budgeting, accounting and procurement in order to manage construction projects required
Proficient with MS Office, estimating and scheduling software and other database applications such as Suretrack/ProLog/BIM/VICO
LEED AP preferred
Valid Driver's License required
