Job Description Senior Project Manager - Commercial Construction Location: Raleigh, NC Employment Type: Full-Time Industry: Commercial Construction / General Contractor / Construction Management Compensation $85000 to $120000 /Per Year Position Overview A well-established construction management and general contracting firm is seeking an experienced Senior Project Manager to lead complex commercial construction projects in the Raleigh area. The Senior Project Manager will be responsible for overseeing the full project lifecycle, including pre-construction support, budgeting, scheduling, subcontractor coordination, client communication, contract administration, financial management, risk management, and project closeout. This role requires a strong construction background, excellent leadership skills, business acumen, and the ability to manage high-value projects while maintaining strong relationships with owners, subcontractors, consultants, designers, and internal project teams.
The ideal candidate has a proven track record managing large or complex commercial construction projects, leading project teams, mentoring junior staff, and ensuring projects are completed safely, on time, within budget, and in accordance with contract requirements. Key Responsibilities Lead the planning, execution, and successful completion of assigned construction projects. Manage overall project direction, schedule, budget, quality, safety, and financial performance.
Oversee subcontractor productivity, progress, quality, and compliance with contract documents. Lead project teams, including Project Managers, Assistant Project Managers, Project Engineers, Coordinators, and administrative staff. Mentor and support project team members to ensure strong performance and professional development.
Prepare and execute project execution plans, including bid strategy, submittals, procurement, permitting, scheduling, and closeout. Review and thoroughly understand contract documents, drawings, specifications, scopes of work, and owner requirements. Manage project schedules and ensure regular updates in coordination with field leadership.
Oversee cost control, forecasting, change management, payment applications, and project financial reporting. Review subcontractor payment applications and owner pay applications in coordination with the Superintendent and project team. Prepare and present project status reports to owners, internal leadership, and project stakeholders.
Lead project meetings, including owner meetings, subcontractor meetings, preconstruction meetings, progress meetings, and closeout meetings. Maintain strong relationships with clients, designers, consultants, subcontractors, vendors, and internal leadership. Support business objectives by identifying project risks, resolving issues, and protecting profitability.
Promote and enforce company safety standards and maintain a strong safety culture across assigned projects. Conduct quality reviews and ensure inspection and testing requirements are completed in compliance with project specifications. Oversee project closeout, including punch list completion, final documentation, turnover, and client satisfaction.
Qualifications Bachelor's degree in Construction Management, Engineering, or a related field preferred. Equivalent industry experience will also be considered. 10 years of construction industry experience preferred.
Proven experience managing large, complex commercial construction projects. Experience managing projects valued up to approximately $30 million or more preferred. Prior experience with a general contractor or construction management firm strongly preferred.
Strong knowledge of construction processes, contract administration, scheduling, cost control, subcontractor management, and project financials. Experience leading project teams and mentoring junior project staff. Proficiency with Microsoft Office required.
Experience with construction project management software such as Prolog, Procore, or similar platforms preferred. Strong written and verbal communication skills. Strong leadership, organization, negotiation, decision-making, and problem-solving skills.
Ability to manage multiple priorities while maintaining professionalism, discretion, and attention to detail. Ability to build strong relationships with owners, subcontractors, consultants, field teams, and internal leadership.
