Job Description: Assistant Property Manager


We are seeking a highly organized and detail-oriented Assistant Property Manager (APM) to assist in the oversight of the daily operations and management of our diverse property portfolio. As an APM, you will be responsible for maintaining the value and profitability of our properties, ensuring tenant satisfaction, and managing all aspects of property operations. This role requires excellent communication and problem-solving skills, a strong understanding of property management principles, and the ability to multitask effectively.


Responsibilities:

Property Operations: Oversee the day-to-day operations of assigned properties, including maintenance, repairs, renovations, and landscaping.


Tenant Relations: Act as the primary point of contact for tenants, addressing their concerns, resolving issues, and ensuring high levels of tenant satisfaction.


Rent Collection and Financial Management: Collect rent payments, manage delinquencies, and maintain accurate financial records for each property.

Budgeting and Reporting: Prepare and manage property budgets, monitor expenses, and provide regular financial reports to stakeholders.


Property Maintenance: Conduct regular property inspections, coordinate repairs and maintenance activities, and ensure compliance with safety and building codes.

Vendor Management: Collaborate with contractors, suppliers, and service providers to obtain competitive bids and ensure quality services at the best possible cost.

Compliance: Stay updated on local, state, and federal housing regulations, ensuring compliance with fair housing laws and other relevant legislation.


Emergency Response: Develop and implement emergency response protocols, ensuring the safety and well-being of tenants and properties during crises or natural disasters.

Team Leadership: Supervise property management staff, including maintenance personnel, and administrative assistants, providing guidance and support as needed.


Turnover Management: Coordinate and manage all aspects of residential property turnovers to ensure units are rent-ready in a timely and cost-effective manner. Responsibilities include scheduling inspections, assessing repair and maintenance needs, coordinating vendors and contractors, overseeing cleaning and painting services, tracking turnover timelines and budgets, and ensuring all work meets company standards. Communicate with leasing, maintenance, and property management teams to minimize vacancy loss and prepare units for new tenant occupancy. Maintain accurate records, monitor quality control, and ensure compliance with safety and housing regulations.


Qualifications:

Bachelor's degree in Business Administration, Real Estate Management, or a related field (preferred).


Proven experience in property management or a similar role, demonstrating sound knowledge of property operations and industry best practices.


Strong understanding of local and federal housing regulations, fair housing laws, and landlord-tenant relationships.


Excellent communication and interpersonal skills, with the ability to effectively interact with tenants, team members, and stakeholders.


Exceptional organizational skills and attention to detail, capable of managing multiple properties and tasks simultaneously.


Proficiency in property management software and tools, as well as Microsoft Office Suite.


Ability to work independently, make informed decisions, and solve problems in a timely manner.


Strong financial acumen and experience in budgeting, financial analysis, and reporting.


Availability to respond to emergencies and handle after-hours calls as necessary.


Valid driver's license and reliable transportation.
