Independent Property Care Contractors (1099) Overview
Highlands Home Co. is seeking reliable, professional, and detail-oriented Independent Property Care Contractors to provide exceptional residential cleaning, exterior window cleaning, and pressure washing services throughout Fairfield County and surrounding areas.
This is a 1099 independent contractor opportunity ideal for self-motivated individuals who take pride in delivering high-quality workmanship and outstanding customer service. Contractors will have the opportunity to accept service assignments, work independently, and build ongoing relationships with residential clients while maintaining the high standards of Highlands Home Co.

Duties & Responsibilities Residential Cleaning Services
- Perform routine and deep residential cleaning services
- Dust, vacuum, mop, sanitize, and clean designated areas
- Clean kitchens, bathrooms, bedrooms, living areas, and common spaces
- Follow client-specific instructions and service requests
- Maintain a high level of attention to detail and professionalism
Exterior Window Cleaning Services
- Clean exterior residential windows and glass surfaces
- Remove dirt, debris, water spots, and environmental buildup
- Inspect windows for cleanliness and quality upon completion
- Use proper cleaning methods and equipment to achieve streak-free results
Pressure Washing Services
- Perform pressure washing and soft washing services on residential properties
- Clean siding, walkways, patios, decks, driveways, fences, and other exterior surfaces
- Assess surfaces before cleaning to determine appropriate methods and pressure levels
- Protect landscaping and surrounding property during service
General Responsibilities
- Arrive on time and prepared for scheduled service appointments
- Communicate professionally with customers and company representatives
- Maintain a clean, professional appearance
- Safely operate equipment and cleaning tools
- Follow all safety procedures and industry best practices
- Document completed work with photos when requested
- Report any property concerns or damage immediately
Qualifications
- Previous experience in residential cleaning, window cleaning, pressure washing, or related home service industries preferred
- Strong attention to detail and commitment to quality workmanship
- Ability to work independently with minimal supervision
- Excellent communication and customer service skills
- Reliable transportation
- Smartphone with internet access
- Ability to lift, carry, push, and pull equipment and supplies as needed
- Ability to work outdoors in varying weather conditions
- Professional, dependable, and trustworthy character
Preferred Qualifications
- Experience operating pressure washing or soft washing equipment
- Experience with residential window cleaning
- General liability insurance
- Existing customer service or home service experience

Independent Contractor Requirements
- Must be legally authorized to work in the United States
- Must complete and submit a W-9 form
- Must maintain all required licenses, certifications, and insurance applicable to services performed
- Responsible for all personal taxes and self-employment obligations
- Must provide their own transportation and basic tools or equipment necessary to perform contracted services
