Location: Bend / Redmond, OR (travel throughout Central Oregon)
Schedule: Full-Time, Monday–Friday rotating on-call
Pay: $22–$30/hour DOE benefits
Position Summary
High Desert Property Management is seeking a reliable, skilled Maintenance Technician to support our growing portfolio of residential properties across Central Oregon.
This is a hands-on role focused on executing maintenance work orders, supporting unit turns, and maintaining property quality standards. The ideal candidate is a strong multi-trade technician who takes pride in doing clean, efficient work and communicating professionally with tenants and team members.
This is not a management role — we are looking for someone who shows up, gets work done right, and contributes to a high-functioning maintenance operation.
Reports To
Operations Manager / Maintenance Coordinator
Core ResponsibilitiesMaintenance & Repairs
- Perform general maintenance across multiple trades: plumbing, electrical (basic), appliances, carpentry, drywall, painting, and minor HVAC
- Diagnose issues and complete repairs efficiently and correctly the first time
- Execute re-keys, lock changes, and basic security hardware installs
- Complete work orders through AppFolio/Property Meld with clear notes and photos
- Maintain clean, professional job sites
Work Orders & Communication
- Respond to assigned work orders in a timely manner
- Communicate clearly with tenants when on-site
- Document all work with notes, photos, and time tracking
- Flag issues that require escalation, vendor involvement, or larger repairs
Unit Turns
- Assist with unit turnovers including:
- Punch list completion
- Minor repairs and touch-up work
- Appliance installs/replacements
- Basic cleaning coordination (as needed)
- Help ensure units are rent-ready on schedule
Inspections & Property Care
- Perform basic inspections when assigned
- Identify deferred maintenance issues
- Report potential risks or larger repair needs early
On-Call & Emergencies
- Participate in rotating on-call schedule
- Respond to urgent issues (leaks, heat loss, lockouts, etc.)
QualificationsRequired
- 3 years of hands-on maintenance experience (property management, construction, or facilities)
- Solid multi-trade capability across at least 3–4 areas (plumbing, electrical basics, carpentry, etc.)
- Valid Oregon driver’s license and reliable transportation
- Comfortable using smartphone apps for work orders, photos, and communication
- Ability to lift 50 lbs and work in varied environments
- Strong work ethic and reliability
Preferred
- Experience with AppFolio, Property Meld, or similar systems
- Basic HVAC knowledge or EPA certification
- Oregon LME (or working toward it)
- Bilingual (English/Spanish)
