DISTINGUISHING CHARACTERISTICS OF WORK
Under the supervision of the Planning and Zoning Official, Principal Planner and the Zoning Inspector II, performs skilled inspection work in enforcing zoning and other land development regulations of the City.

ESSENTIAL EXAMPLES OF DUTIES
The following illustrates examples of some of the essential duties and responsibilities of the Zoning Inspector I. There may be other essential functions, not listed below, in order to accomplish the tasks as presented by the Supervisor.
  • Performs final zoning inspections for building permits.
  • Inspects local business tax receipts and alcoholic beverages application sites for conformity with zoning requirements.
  • Performs sign inspections according to sign land development regulations.
  • Inspects handicap accessibility according to the Florida Accessibility Code and Federal Standards.
  • Inspects landscaping and parking according to County and City regulations and ordinances.
  • Inspects paving and drainage according to City ordinances.
  • Performs plan review for those applications that meet walk-through requirements, that is, residential plan additions of less than 100 square feet in floor area, minor repairs, alterations, etc.
  • Assists with site plan reviews for large-scale residential, commercial and industrial developments.
  • Dispenses zoning information to the public which may be developing parcels of land, or applying for a building permit.
  • Investigates and inspects zoning cases to ascertain compliance with pertinent laws and ordinances.
  • Performs inspections for preparation of zoning variance request.
  • Maintains records of inspections and posts inspection results in the Building Permit Program.

KNOWLEDGE, SKILLS, AND ABILITIES
  • Good knowledge of the geography of the City, including the locations and layout of streets.
  • Good working knowledge of modern building construction practices.
  • Must be able to read blueprints and capable of analyzing, interpreting and accurately checking dimensions on building plans.
  • Capable of doing calculations including but not limited to green area and lot coverage percentages, density calculations, parking requirements.
  • Capable of drawing simple sketches of inspection sites or for communication purposes.
  • Some knowledge of routine legal procedures as related to the enforcement of laws and ordinances.
  • Ability to learn and interpret pertinent ordinances, specifications, design guidelines, laws and regulations; ability to apply this knowledge to specific problems.
  • Ability to deal tactfully with the public and maintain effective working relationships with building owners and contractors.
  • Ability to understand and follow oral and written directions.
  • Ability to prepare a variety of simple records and reports.
  • Ability to impart information in a clear and concise manner.
  • Ability to speak, read and write the English language.
  • Performs related work as required.

PHYSICAL REQUIREMENTS
The following are some of the physical requirements associated with this position. Reasonable accommodation may be made by the City to enable an individual to perform the essential duties/functions of the position.
  • Must have ability to effectively communicate and interact with other employees and the public through the use of telephone and personal contact as normally defined by the ability to see, read, talk, stand, hear, hands to finger dexterity, handle, feel or operate objects, read and write English.
  • Physical capability to effectively use and operate various items of office equipment; such as but not limited to a personal computer, calculator, copier and fax machines.
  • Work is performed indoors within a quiet to moderately noisy environment.
  • Must be able to lift, carry and or push articles weighing up to 20 lbs.

MINIMUM TRAINING AND EXPERIENCE
Associate Degree from an accredited institution and a minimum of one (1) year experience in zoning reviews and inspection work, or related work in the construction field is required; or High School Diploma or GED from an accredited institution, and a minimum of three (3) years of experience working in the construction field is required. Possession of a valid Florida driver license is required.
