Heritage Hill Management, LLC has been managing multifamily properties since 2010, overseeing 174 residential units across the Tri-Cities area. We are seeking a highly organized and detail-oriented Property Accountant to join our team and play an important role in supporting the financial operations of our six locations throughout Grand Haven, Spring Lake, and North Muskegon.
Role Overview
The Property Accountant will work closely with our property management team to ensure accurate financial reporting, timely reconciliations, and well-organized accounting operations across our portfolio. The successful candidate will bring strong accounting skills, excellent attention to detail, and the ability to manage multiple priorities while maintaining a high level of accuracy and professionalism. This position is ideal for someone who enjoys working independently, takes pride in accuracy, and is looking for an opportunity to have a meaningful impact on the day-to-day financial management of our properties.
Key Responsibilities
1. Property Accounting:
-Maintain accurate financial records for our six property locations in Grand Haven, Spring Lake, and North Muskegon.
-Prepare and maintain property-level financial statements and accounting records.
-Record and reconcile income, expenses, deposits, and other property transactions.
-Process and review accounts payable and accounts receivable transactions.
-Prepare and post monthly journal entries, accruals, and adjustments as needed.
2. Financial Reporting:
-Prepare monthly financial reports for ownership and management.
-Review financial statements for accuracy and identify discrepancies or unusual activity.
-Perform monthly bank, balance sheet, and general ledger reconciliations.
-Assist with month-end and year-end closing processes.
-Track and analyze property expenses and provide explanations for significant variances.
3. Budgeting & Financial Analysis:
-Assist with the preparation and maintenance of annual property budgets.
-Monitor actual income and expenses against budgeted amounts.
-Prepare budget-to-actual variance reports and assist management with financial analysis.
-Identify opportunities to improve financial performance and control property expenses.
4. Tenant & Property Transactions:
-Review tenant charges, receipts, deposits, and other property-related financial activity for accuracy.
-Assist with accounts receivable collections and follow up on outstanding balances as needed.
-Ensure property transactions are recorded accurately and in a timely manner.
-Work closely with the Property Management team to resolve billing and accounting discrepancies.
5. Administrative & Compliance Support:
-Maintain organized and accurate accounting files and documentation.
-Assist with annual tax preparation, lender reporting, and other financial requests.
-Coordinate with vendors, property managers, and ownership regarding accounting-related questions.
-Maintain confidentiality of financial, tenant, and company information.
-Assist with additional accounting and administrative duties as needed.
Qualifications
Experience: Experience in property accounting, real estate accounting, or general accounting preferred, but not required.
Skills: Strong organizational, analytical, problem-solving, and time-management skills. Excellent attention to detail and ability to manage multiple priorities.
Technical Knowledge: Familiarity with property management or accounting software (Yardi preferred, but not required). Proficiency with Microsoft Excel and Microsoft Office preferred.
Accounting Knowledge: Understanding of general accounting principles, accounts payable/receivable, reconciliations, journal entries, and financial reporting preferred.
Education: Associate's or Bachelor's degree in Accounting, Finance, Business, or a related field preferred. Relevant accounting experience may be considered in place of a degree.
Other Requirements: Ability to maintain confidentiality, meet deadlines, and work effectively both independently and as part of a team. Must be able to pass a background check.
