Home Manager (Residential Maintenance & Trades)


If your homeowners call you — not a company — this role is for you

You've spent years earning homeowners' trust one job at a time. They call you by name, they wait for your schedule to open up, and they send their friends. That reputation is real, and it's valuable. Right now it's also carrying everything, because you're the one answering the phone, doing the work, managing the subs, and chasing the invoices — all at once.

HF Home offers a different deal: keep the relationships, hand off the rest. You stay the trusted face your clients already know. We take the business side — scheduling, billing, collections, insurance, the back office, even a company vehicle — off your plate.


The role

As a Home Manager, you're the single point of contact for a portfolio of homeowner clients. You're in their homes every week. You know which water heater is on borrowed time, you handle the small repairs yourself, you walk the punch list on the big ones, and you know exactly which plumber will actually pick up at seven in the morning. Carpentry, plumbing, electrical, HVAC, roofing, seasonal upkeep — you don't have to master all of it, but you have to know it well enough to judge the work and staff the job.

This is a second-home market, which shapes the job: shoulder-season openings and closings, freeze prevention, storm follow-up, and keeping an eye on houses while the owners are away for months at a time. Knowing the plateau — which roads ice first, which contractors actually show up in January — matters as much as the trades themselves.


What this role is not

This is not property management — no leases, no tenants, no evictions. It is not a group-home or residential care role. It is not an office job. You will be in homes, hands-on, every week.

If you own an LLC, the first question in your head is probably a practical one: what happens to my business, my clients, and my name if I come over? Fair question — and it's the one we'd most like to talk through with you.

The candidates we most want to hear from are the ones with something to lose: an established book, a business they built, and real concerns about unwinding it. Common questions we can walk through on a first call:

•  What happens to my LLC — do I have to dissolve it, and on what timeline?

•  Do my existing clients come with me, and how are they transitioned onto HF Home’s agreements and billing?

•  What about work in progress, open invoices, and receivables I’m still collecting?

•  How do my tools, my vehicle, and my insurance policies change once I’m an employee?

•  How does my income compare to what I clear today after overhead, unpaid admin time, and bad debt?

We've done this before, and no two transitions look the same. Nothing about it needs to be figured out before you talk to us — bring the concerns and we'll be straight with you about how it works.


What we’re looking for

Homeowners in and around Highlands who already call you by name. That is the heart of it. Specifically:

•  10 years serving Highlands-area homeowners directly, with relationships you could bring with you

•  A working bench of local residential trades and subcontractors you trust and have used — on the plateau, that bench is the whole game

•  Hands-on capability across general home repair and maintenance

•  A valid driver’s license and clean driving record

Highlands is a small market and we know it. If you have the client relationships but a thinner sub list, or a deep sub list and a reputation still being built, we'd still like to hear from you. What we can't replace is a track record of homeowners trusting you personally.


Compensation

The upside comes first: a monthly commission of 3% of gross job margin on every closed invoice — paid monthly, with no cap. The more your clients spend, the more you earn — and your clients are already spending. On top of that, a competitive base salary and an annual bonus targeted at 10% of your base, split across client retention, quotes submitted, and inspections completed.
