Job Description:
The Herkimer County Community College Housing Corporation is seeking qualified candidates for a full-time Maintenance Supervisor.
The basic function of this position is to maintain the entire property including the apartments, common areas, exterior of the buildings, heating, plumbing and electrical systems.
Major Responsibilities:
- Oversee all employees assigned to the Maintenance department assigning duties as necessary.
- Respond to all work orders including completing paperwork and returning to the office in a timely manner.
- Repair all damaged property reported and determines the cause of the damage when and where possible.
- Periodically evaluate the condition of the property and residences and make recommendations for improvements to the Assistant Directors of Facilities.
- Oversee the progress of all outsourced contractors and report to the Assistant Directors of Facilities with any recommendations.
- Work with residents in assisting their learning in the proper use of the rented premises and all its facilities.
- Responsible for inventory control for all maintenance supplies and equipment, including ordering parts necessary for preventive maintenance and/or repairs.
- Ensure all company vehicles are maintained and records kept for all work done.
- Primary individual responsible for snow removal and determining if further assistance is needed and calling in other Maintenance Staff as necessary.
- Primary on-call individual for any emergency maintenance during academic year; will determine if emergency warrants an immediate response or not; also may further contact other Maintenance Staff to assess the situation and/or make necessary repairs.
- Assist the Assistant Directors of Facilities in evaluation of Maintenance Staff, making recommendations as to their raises and continued employment.
- Assist Assistant Directors of Facilities on Move-In and Move-Out days with various duties.
- Maintain a professional relationship with Staff and student residents.
- Maintain a professional relationship with Campus Safety Officers, working with them when suspicious or illegal activity is noticed on the properties.
- All other duties as assigned.
Requirements:
- Must posses clean/valid NYS drivers license
- High school diploma or equivalent
- Basic computer knowledge
- Must be highly organized
- Must posses general working knowledge of all trades
- Budget and scheduling experience
- 5 yrs of supervisory experience preferred.
Additional Information:
Overtime is required. Salary range: $50,000-$58,000
