Position Summary
We are seeking a dependable and detail-oriented General Maintenance Technician to support the daily operations of a HUD-subsidized affordable housing community. This role is responsible for maintaining safe, sanitary, and compliant living conditions in accordance with HUD Housing Quality Standards (HQS) and local housing regulations. The ideal candidate takes pride in providing quality service while supporting residents in a respectful and professional manner.
Key Responsibilities
- Perform general maintenance and repairs including plumbing, electrical, HVAC, carpentry, painting, drywall, and appliance repair
- Complete maintenance work orders promptly while prioritizing health and safety issues
- Prepare vacant units for move-in in compliance with HUD HQS and local inspection standards
- Conduct routine property and unit inspections to ensure compliance with HUD regulations
- Address deficiencies identified during REAC, HQS, or local housing authority inspections
- Maintain common areas, building systems, and grounds to meet safety and cleanliness standards
- Respond to emergency maintenance calls after hours as required
- Ensure proper documentation of repairs and maintenance activities
- Follow OSHA safety standards and company policies
- Interact professionally and respectfully with residents, including vulnerable populations
Required Qualifications
- Minimum 1–3 years of maintenance experience (affordable housing or multifamily preferred)
- Basic knowledge of plumbing, electrical, HVAC, carpentry, and general building systems
- Familiarity with HUD Housing Quality Standards (HQS) or willingness to learn
- Ability to read work orders and follow written instructions
- Strong problem-solving and organizational skills
- Reliable attendance and strong work ethic
- Valid driver’s license and dependable transportation
Preferred Qualifications
- Experience working in HUD, Section 8, or tax credit (LIHTC) housing
- EPA Universal Certification (or willingness to obtain)
- CPO (Certified Pool Operator) certification (if applicable)
- Bilingual (English/Spanish) a plus
Physical Requirements
- Ability to lift up to 50 lbs
- Ability to climb stairs and ladders
- Ability to bend, kneel, reach, and stand for extended periods
- Ability to work indoors and outdoors in varying weather conditions
