Summary:
The Maintenance Tech 2 will be responsible for executing maintenance requests, work orders, turns, preventative maintenance, etc. by diagnosing problems and making repairs to maintain the interior and exterior physical condition of the Properties according to operating and safety standards, and to ensure that work orders and repairs are made in a timely manner and that all areas are neat, clean, and working.

Summary:

Essential Duties and Responsibilities:
- Diagnose and repair problems (basic proficiency level), in such areas including but not limited to basic electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, sheetrock, painting, tile, etc.
- Complete assigned work orders and repairs consistent with the company's operating, equipment, and supply standards and in a timely manner.
- Assisting in efforts to make vacant apartment homes rent-ready in a timely manner. Perform turnkey work as required
- Maintain company customer service standards by responding to resident requests and collaborating with residents to minimize and resolve problems and complaints. Follow through to ensure the issues are resolved
- Apply all applicable HELP USA policies and procedures, such as, but not limited to, company operating and safety standards
- Ensure compliance with all federal, state, and local laws, specifically Fair Housing regulations
- Ability to participate in snow removal activities at the Properties as needed
- 2 – 4 years’ experience in the maintenance and building trades (electrical, plumbing, carpentry, sheetrock, painting, tile, etc.)
- Computer literacy, including but not limited to emails, property management purchasing software (Ops Technology, Yardi, Real Page / One Site, Entrata, MRI, etc.), and mobile apps
- Ability to frequently operate general office equipment, such as, but not limited to, personal computer, telephone, copy machine, cell phone, etc.
- Ability to frequently use general maintenance tools, supplies, and equipment, such as, but not limited to, hand tools, power tools, pressure washers, extractors, blowers, paint equipment, snow and ice removal equipment, ladders, landscaping equipment, sandblasters, safety equipment, etc.
- Ability to frequently transport up to 60 pounds, over variable distances.
- The mobility and flexibility to use the required equipment to access and work in confined spaces or at heights of more than 8 – 9 feet
- Ability to frequently operate motorized vehicles such as a car, truck, snowplow, van, golf cart, skid steer, etc.
- Valid driver’s license
- High School diploma or equivalent (GED) preferred.
- Other licenses and certifications as required by state or local jurisdictions - must be obtained within the first 90 days of employment.
