The Role

As a Long-Term Rentals Property Manager, you'll own the day-to-day management of a growing single-family home portfolio. You'll be the point person owners and residents trust — handling leasing, communication, maintenance coordination, and the disciplined follow-through that keeps a growing portfolio running smoothly. Because we're growing quickly, you'll also help shape and tighten the processes that let us grow without dropping the ball.

What You'll Do

• Manage the full lifecycle of long-term single-family rentals: marketing, showings, tenant screening, leasing, renewals, and move-outs
• Be the primary point of contact for owners and residents — responsive, clear, and proactive communication is the job
• Coordinate maintenance and repairs with vendors; schedule and conduct property inspections
• Handle rent collection, delinquency follow-up, and accurate record-keeping
• Manage lease compliance and, when necessary, the eviction process
• Keep owner and resident portals, files, and financial documentation current and accurate
• Help build and improve repeatable processes
• Spend mornings in the office coordinating and communicating; afternoons in the field visiting properties or working remotely

What You Bring

• Hands-on experience managing single-family residential rentals (required) — you've done this work before and can hit the ground running
• Excellent written and verbal communication — you close the loop and keep people informed
• Strong organization and follow-through; comfortable juggling many moving parts without letting things slip
• A calm, solutions-oriented approach to resident issues, maintenance emergencies, and the occasional difficult conversation
• Comfort with property management software, portals, and general tech tools
• A valid SC driver's license and reliable transportation for property visits
• SC property management or real estate license (or willingness to obtain)

This is a hybrid role designed for someone who values flexibility and focus:

• Mornings: in our office (Columbia area) for coordination, communication, and team collaboration
• Afternoons: out in the field visiting properties, or working from home

Pay: $50,000.00 - $60,000.00 per year
