One Property Management is looking for a Part Time Property Manager to manage 3 properties close in proximity, totaling 136 units in Boone, Iowa.

Candidate would be responsible for the day to day management and leasing activities of the property and report to the Regional Manager as needed.
Excellent starting wage. At least two years of property management experience as an apartment community manager or leasing agent is required.
As A Property Manager At Our Apartment Communitities You Would Be Responsible For The Following:
Leasing
-Greet community prospects and qualify by covering all application criteria.
-Shows the apartment to qualified prospects.
-Demonstrate apartment community and apartment/model and apply product knowledge to clients needs by communicating the features and benefits; close the sale.
-Have prospect complete application and secure deposit in accordance with the company qualifications and Fair Housing requirements.
-Update occupancy reports, process applications for approvals. (i.e., credit check, background check, rental history, etc.) Follow up with applicant regarding status.
-Ensure apartment is ready for resident to move-in on agreed date.
-Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect's needs.
-Secure new resident's signature(s) on appropriate paperwork prior to move-in. Orient new residents to community.
-Monitor advertising effectiveness. Gather information about market competition in the area and file.
-Represent the company in a professional manner at all the times.
Administrative
-Accept rental payments.
-Administer lease agreements and complete appropriate paperwork.
- Input information into Management Software accurately and on a timely basis.
-Review with Regional Manager prior to obtaining signatures.
-Maintain current resident files both digitally and physically.
-Maintain and record inspections for the communities.
-Distribute all company or community-issued notices.
-Assist management team with other various tasks as required.
-Consistently implement policies and procedures of the company.
Resident Retention
-Receive all phone calls and in-person visits. Listen to resident requests, concerns and comments.
-Quickly complete maintenance service requests and inform the maintenance team.
-Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters.
-Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests on a weekly basis.
-Maintain open communication with Regional Manager and Maintenance Technician.
-Contribute to cleanliness and curb appeal of the community on continuing basis.
-Assist in planning resident functions. Attend functions and participate as host for any functions.
Project Management
- Work daily alongside Maintenance Technician
- Oversee, and direct Maintenance Technician's day to day responsibilities including unit turns, work orders, property tasks, etc.
- Contact contractors / vendors if necessary in appropriate timeframes for unit turns or possible emergency maintenance needs if applicable.
Neighborhood / Apartment Community Marketing
-Participate in outreach marketing activities to obtain prospective residents.
-Advise residents of specials (if permitted).
-Assist in placing, removing/updating banners, signs, marketing items, etc.
-Distribute newsletters, pamphlets, flyers both physically & digitally.
-Conduct market surveys and shop competitive communities.
Essential Job Functions:
-Fair Housing Certification, willingness to obtain prior to interacting with prospective residents.
-Demonstrate an ability to support and contribute to community team.
-Demonstrate strong oral and written communication skills.
-Organization is key within this job. You must be organized.
-Operate phone, computer/keyboard, Microsoft Office including Word and MS Outlook, management software, etc.
-Must possess a positive attitude and the ability to smile under all circumstances.
-Must be able to initiate possibly uncomfortable conversations with residents.
-Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.
-Participate in training in order to comply with new or existing laws.
-Ability to work a flexible schedule, including some evenings and weekends (if applicable)
-Two years experience in leasing or property management required.
-Neat, clean, professional at all times throughout the workday and/or whenever present at the offices or communities.
-Successfully pass drug test and background check.
Required education:
High School Diploma
Preferred experience: Leasing and /or Property Management. Customer Service Fields.
Customer service: 2 years
Property Management: 2 years. Required.
