GENERAL DESCRIPTION

This is varied and skilled work in the maintenance and repair of buildings and equipment. An employee in this class performs manual and semi-skilled maintenance work in several facilities. Assignments may include routine preventive maintenance and performing semi-skilled work in the maintenance and repair of buildings, grounds and equipment. Duties are performed according to specific instructions from the Maintenance Manager.

EXAMPLES OF WORK

Work may include but is not limited to the following examples:

1. Remain alert during work hours and comply with attendance policies.

2. Performs preventive maintenance and monitoring activities on equipment such as air handlers, refrigeration and air conditioning units, high and low pressure steam systems, HVAC systems, etc.; meter and gauge readings; cleans filters and oils motors; and replaces belts, filters, switches, gauges, motors, etc.

3. Paints buildings and equipment; patch plasters walls; and repairs or replaces tiles and other wall coverings.

4. Repairs and constructs wood and metal equipment, furniture, doors, shelves, floors, and fixtures.

5. Opens stopped sewage and drain lines; replaces or repairs faucets, toilets, sinks, valves, water lines, and other plumbing equipment and fixtures.

6. Repairs and replaces electrical outlets, light fixtures, switches and other controls; performs more complex electrical work (such as working with high voltage electrical systems) with appropriate training and education.

7. Repairs, adjusts and calibrates a wide variety of machines and equipment such as window air conditioners, general office equipment, automotive equipment, kitchen appliances, etc.

8. Complies with all existing OSHA requirements and regulations.

9. Performs other related work as assigned.

EXAMPLES OF KNOWLEDGE, SKILLS AND ABILITIES

Working knowledge of the standard tools and practices of the various trades such as mechanical, electrical, plumbing, painting, carpentry and plastering

Working knowledge of the occupational hazards and safety precautions of the mechanical and building trades

Knowledge of OSHA requirements relating to agency facilities

Ability to perform semi-skilled and skilled work in a variety of mechanical and building trades

Ability to interpret and work from sketches, blueprints and penciled layouts

Ability to understand and carry out oral and written instructions

Ability to work with minimum supervision

Ability to establish and maintain positive professional relationships with staff

EXPERIENCE AND EDUCATION QUALIFICATIONS

1. Possession of a high school diploma or GED

2. One (1) or more years of work experience in custodial or maintenance trade.

NECESSARY SPECIAL QUALIFICATIONS

  • All candidates will be required to submit to a background screening.No candidate may be considered for employment who is under the supervision of Federal, State, County or Municipal Corrections Department nor have any pending felony or misdemeanor charges other than minor traffic charges.
  • Driving may be required for this position. The successful candidate must have and remain in possession of a valid current driver’s license, automobile insurance, and be insurable under the agency’s motor vehicle insurance policy.
  • All candidates for employment must meet the established minimum qualifications for employment asidentifiedby the applicable regulatory agencies.

This position is classified as at-will, meaning employment may be ended by either party at any time, with or without cause or notice, as allowed by law.
