JOB SUMMARY

The Maintenance/Custodian is responsible for maintaining a clean, safe, sanitary, and well-functioning facility through a combination of custodial, preventive maintenance, and repair activities. This position performs a variety of manual, semi-skilled, and routine maintenance tasks related to the upkeep of buildings, grounds, equipment, and common areas. Responsibilities include cleaning and sanitizing assigned areas, conducting preventive maintenance, performing minor repairs, identifying maintenance needs, and ensuring that facility systems and equipment remain in good working condition. Work is performed under the direction of the Maintenance Manager and general supervision of agency leadership, following established procedures and specific instructions as needed. The Maintenance/Custodian may complete minor repairs independently and reports more complex maintenance issues to the appropriate personnel. The position plays a vital role in ensuring a safe, comfortable, and welcoming environment for residents, staff, and visitors.

ESSENTIAL JOB DUTIES
Work may include, but is not limited to the following examples:
  • Performs preventive maintenance and monitoring activities on equipment such as air handlers, refrigeration and air conditioning units, high and low-pressure steam systems, HVAC systems, etc.; meter and gauge readings; cleans filters and oils motors; and replaces belts, filters, switches, gauges, motors, etc.
  • Paints buildings and equipment; patch plasters walls; and repairs or replaces tiles and other wall coverings.
  • Repairs and constructs wood and metal equipment, furniture, doors, shelves, floors, and fixtures.
  • Clears clogged sewage and drain lines; replace or repairs faucets, toilets, sinks, valves, water lines, and other plumbing equipment and fixtures.
  • Repairs and replaces electrical outlets, light fixtures, switches and other controls; performs more complex electrical work (such as working with high voltage electrical systems) with appropriate training and education.
  • Repairs, adjusts and calibrates a wide variety of machines and equipment such as window air conditioners, general office equipment, automotive equipment, kitchen appliances, etc.
  • Responds to maintenance requests and work orders in a timely and professional manner.
  • Assists with snow removal, salting walkways, and clearing debris from entrances and outdoor areas as needed.
  • Ensures proper storage, handling, and inventory of tools, equipment, and maintenance supplies.
  • Maintains accurate records of maintenance activities, repairs, and preventive maintenance schedules.
  • Participates in required training related to safety, equipment operation, and facility procedures.
  • Complies with all existing OSHA requirements and regulations.
  • Maintains a daily sanitation and maintenance log, documenting completed tasks, and submits the log to the Facility Director weekly.
  • Completes regularly scheduled floor maintenance to include waxing of all tiled floors and steam cleaning of carpeted areas as necessary.
  • Vacuums weekly and remove trash three (3) times weekly from all staff offices.
  • Remain alert during work hours and complies with attendance policies.
  • Ensures that all cleaning supplies, chemicals, and equipment are stored safely and securely in accordance with agency policies and safety regulations.
  • Monitors inventory of custodial supplies and notifies the Facility Director or maintenance unit when replenishment is needed.
  • Participates in required training, including safety, infection control, and facility procedures.
  • Maintains a professional and respectful demeanor when interacting with residents, staff, and visitors.
  • Performs other related work as assigned.

EXAMPLES OF KNOWLEDGE, SKILLS AND ABILITIES

  • Working knowledge of the standard tools and practices of the various trades such as mechanical, electrical, plumbing, painting, carpentry and plastering
  • Knowledge of the occupational hazards and safety precautions of the mechanical and building trades
  • Knowledge of OSHA requirements relating to agency facilities
  • Ability to perform semi-skilled and skilled work in a variety of mechanical and building trades
  • Ability to interpret and work from sketches, blueprints and penciled layouts
  • Ability to understand and carry out oral and written instructions
  • Ability to work with minimum supervision
  • Ability to diagnose maintenance problems and determine appropriate repair methods
  • Ability to prioritize tasks and manage time effectively
  • Ability to maintain accurate maintenance logs and documentation
  • Ability to operate motor vehicles, power tools, and maintenance equipment safely
  • Physical ability to lift, carry, climb, bend, stoop, and perform manual labor in various environments, including outdoors and in adverse weather
  • Ability to perform a variety of routine manual tasks requiring the exertion of physical strength in
the care, cleaning, and general maintenance of a building and equipment
  • Ability to communicate effectively
  • Ability to perform elementary/basic work/tasks in a variety of building trades.
  • Ability to operate a motor vehicle and/or motorized equipment when necessary
  • Knowledge of safe cleaning practices, including proper handling, storage, and disposal of cleaning chemicals
  • Ability to establish and maintain positive professional relationships with staff


EXPERIENCE AND EDUCATION QUALIFICATIONS
The following education and experience qualifications are the minimum requirement used to admit or reject applicants for consideration.
  • Possession of a high school diploma or GED certificate
  • One (1) or more years of work experience in a maintenance role.
NECESSARY SPECIAL QUALIFICATIONS
  • All candidates will be required to submit to a background screening. No candidate may be considered for employment who is under the supervision of the Federal, State, County or Municipal Corrections Department nor have any pending felony or misdemeanor charges other than minor traffic charges.
  • Driving is required for this position. The employee must maintain a valid driver’s license, current automobile insurance, and be insurable under the agency’s motor vehicle policy.
  • All candidates for employment must meet the established minimum qualifications for employment as identified by the applicable regulatory agencies.
