Occupancy Specialist Processor (OSP)

At Hearthway, Inc., your work directly impacts people’s lives. As an Occupancy Specialist Processor, you’ll partner with residents to navigate recertifications, ensure compliance, and maintain the integrity of our housing programs—all while delivering exceptional service.
What You’ll Do:
- Guide residents through recertifications, explaining eligibility, rent, and program requirements
- Process annual, interim, and monthly recertifications with accuracy and timeliness
- Calculate tenant rent and HAP in compliance with HUD, LIHTC, and other program guidelines
- Submit files for internal audit and resolve discrepancies as needed
- Maintain up-to-date, compliant resident files and reporting
- Provide responsive, respectful customer service and connect residents to additional resources
What You Bring:
- Strong attention to detail and ability to manage deadlines
- Excellent communication and customer service skills
- Proficiency in Microsoft Office (Word, Excel)
- Ability to interpret policies, perform calculations, and problem-solve
- Occupancy Specialist Certification (or ability to obtain within 1 year)
- Experience in housing, compliance, or human services (preferred, not required)
