Position Summary
Hearth Construction Management is seeking a Construction Project Manager to oversee multifamily renovation, rehabilitation, and capital improvement projects from planning through completion. The Project Manager will be responsible for coordinating subcontractors, managing project schedules and budgets, maintaining project documentation, and ensuring successful project delivery.
The ideal candidate is highly organized, communicates effectively with contractors and stakeholders, and can successfully manage multiple projects while maintaining quality, safety, and schedule objectives.
Key Responsibilities
Project Management
- Manage construction projects from pre-construction through closeout.
- Develop and maintain project schedules and milestone tracking.
- Coordinate subcontractors, vendors, consultants, and suppliers.
- Monitor project progress and address schedule or workflow challenges.
- Coordinate permitting, inspections, and project turnover activities.
- Conduct regular project meetings with contractors and project stakeholders.
- Support project closeout including punch list completion and warranty documentation.
Budget & Cost Management
- Track project budgets and monitor job cost performance.
- Review invoices, subcontractor pay applications, and change orders.
- Assist with subcontractor procurement and bid solicitation.
- Identify potential cost impacts and communicate concerns to management.
- Support cost-control efforts throughout the project lifecycle.
Contractor & Vendor Coordination
- Manage subcontractor and vendor activities to support project schedules.
- Coordinate trade sequencing and material deliveries.
- Monitor contractor performance and address deficiencies promptly.
- Maintain positive working relationships with subcontractors and suppliers.
Documentation & Reporting
- Maintain project records including RFIs, submittals, change orders, meeting minutes, purchase orders, permits, inspection reports, and closeout documents.
- Prepare weekly project status reports.
- Ensure documentation is current, accurate, and properly organized.
Stakeholder Communication
- Provide regular project updates to owners, property managers, and internal teams.
- Participate in owner and stakeholder meetings as needed.
- Communicate schedule updates, project issues, and change order impacts.
- Assist in resolving project concerns and field issues.
Quality & Safety
- Conduct site visits to verify quality and project progress.
- Ensure work is completed in accordance with plans, specifications, and company standards.
- Monitor contractor compliance with project safety requirements.
- Manage punch list completion and final quality inspections.
Required Qualifications
- 3-7 years of construction project management experience.
- Experience managing multifamily, commercial, rehabilitation, or renovation projects.
- Working knowledge of construction methods, materials, and project sequencing.
- Ability to read and interpret plans, specifications, and construction documents.
- Experience managing subcontractors and vendors.
- Strong organizational, communication, and problem-solving skills.
- Ability to manage multiple projects simultaneously.
- Proficiency with Microsoft Office (Excel, Word, Outlook, Teams).
- Valid driver's license and ability to travel to project sites.
Preferred Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
- Experience with multifamily apartment renovations and occupied-unit projects.
- Experience with QuickBooks, Procore, Bluebeam, or similar construction software.
- PMP, CAPM, CCM, OSHA 30, or related industry certification.

Pay: $60,000.00 - $85,000.00 per year
