Job Title: Maintenance Technician
Reports To: Facilities Manager
Job Location: Greater Boston area or Lawrence MA
Position Type: Full-Time; 40 hours per week
Status: Hourly/Non-Exempt
Hourly Rate: $25.46 - $31.28


OVERVIEW: 
Maintenance Technician performs routine maintenance procedures while traveling to multi-site properties in accordance with the Policies and Procedures set forth by Heading Home. The Maintenance Technician is responsible for the maintenance and cleanliness of properties managed by Heading Home assigned by the Facilities Manager, Maintenance Supervisor, Property Manager, Director and Senior Director, as deemed necessary to meet the needs of the properties in a cost effective and safe manner.


RESPONSIBILITIES / Essential Job Functions:

  • Participate in maintenance projects. Follow the preventive maintenance program, keep appropriate records and perform scheduled inspections of the property, using the appropriate forms and technology provided by the company.
  • Respond to work order requests within a reasonable time (usually less than 24 hours after notification is given and work order issued).
  • Make appropriate repairs or implement preventive maintenance actions.
  • Carry out safety programs and emergency procedures that include, but are not limited to fire prevention, building security, grounds, snow removal and control of all safety hazards, the objective being the removal of such hazards.
  • Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals.
  • Have knowledge of the location of main electric, water and gas meter shut-offs, all apartment and fixture shut-offs, and sewer clean-outs and post maps of same.
  • Participate in a 24/7 callback rotation as established by the supervisor.
  • Make sure storage areas and entrances are locked and adequate lighting is maintained.
  • Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  • Perform light plumbing work, such as cleaning stoppages; replace fittings, faucets, toilets and showerheads.
  • Perform carpentry work, such as repairing stair treads, handrails, cabinets and replacement of shelves.
  • Perform necessary priming, painting and wall repair of all common areas and apartments. Maintain a schedule for repainting apartments occupied for five (5) years and participate in the preparation of vacant apartments in turnover units prior to resident occupancy.
  • Assist the Facility Manager with annual, interim, move-in and move-out apartment inspections. Be responsible for generating work orders resulting from periodic inspections. 
  • Determine the need for and maintain a written inventory of supplies, tools and equipment in the maintenance department and to procure, within budgetary limitations, the same, under the direction of the immediate supervisor. Be responsible for stock control and utilization of maintenance materials.
  • Be able to utilize the MSDS Manual, understand and follow the product instructions for safe and proper usage.
  • Maintain the grounds, shrubs, trees, walks, roadways, parking areas, and lawns of the property.
  • Remove trash from the premises and maintain the efficient operation of trash disposal and compacting systems within the facility.
  • Be diplomatic in relationships with the public, residents and other employees.
  • Perform other duties as may periodically be assigned by the Maintenance Supervisor, Facility Manager,
  • Property Manager or the assigned Heading Home Senior Staff.
  • Additional Essential Job Functions:
  • Attend staff and management meetings.
  • Participate in 24/7 on call rotation. 
  • Knowledge and experience in minor building maintenance that includes general property repairs, painting, landscaping & janitorial services.
  • Understanding and consideration for the different and varying circumstances associated with homelessness and persons with physical challenges.
  • Good verbal and written language skills in primary language of the property location. In many locations, bi-lingual skills would be preferred.
  • Ability, when necessary, to take initiative in performing work that needs to be addressed

Work Environment  
Outdoor and field work, with occasional work inside administrative offices.  This is a full-time position, not suitable for remote work. The administrative office is climate controlled with heat and air conditioning.
