Job Summary

Hawk-Eyed Management is seeking a dependable, experienced technician to complete apartment turns, painting, and maintenance across multiple properties. This position focuses on preparing apartments for new residents, with additional light maintenance work orders as needed.

The right candidate works at a quick, efficient pace, takes pride in quality work, and can complete assignments independently. Clear communication, trustworthiness, and meeting deadlines are essential.

Responsibilities

• Complete apartment make-ready work, including repairs, drywall patching, wall preparation, caulking, and painting.
• Perform light plumbing, electrical, carpentry, flooring, hardware, and fixture repairs within your qualifications.
• Install or replace appliances and fixtures and confirm proper operation.
• Identify maintenance issues during unit turns and communicate needed repairs to management.
• Assist with routine inspections, preventative maintenance, and light resident work orders as needed.
• Follow assigned priorities and complete work on schedule while meeting company standards.
• Inspect completed work to ensure apartments are ready for move-in.
• Record work completed and communicate progress, material needs, delays, and unexpected issues.
• Keep tools, materials, and work areas organized. Protect flooring, fixtures, and surrounding surfaces while working.
• Follow safe work practices, secure apartments and keys, and treat residents and their belongings with respect.
• Coordinate with property managers and other maintenance staff when additional support is needed.

Experience and Requirements

• Previous experience in apartment maintenance, make-ready work, and interior painting.
• Practical knowledge of plumbing, electrical, carpentry, drywall, and general apartment repairs.
• Appliance troubleshooting and basic HVAC maintenance experience are a plus.
• Proficiency with hand tools and power tools.
• Ability to work independently, troubleshoot problems, and recognize when specialized assistance is needed.
• Ability to work efficiently without sacrificing quality or leaving unfinished details.
• Dependable attendance, clear communication, and a professional attitude.
• Must provide and maintain your own tools. Materials and paint are provided.
• Valid driver’s license and reliable transportation for travel between properties.
• Ability to perform the physical duties of maintenance and painting, with reasonable accommodation.
• Willingness to travel regularly and stay overnight when assignments require it.

Travel and Work Locations

This is a rover position with no assigned home property. Locations include Excelsior Springs, Lawrence, Kansas City, Missouri, Kansas City, Kansas, Lee’s Summit, and North Kansas City.

Occasional assignments in Branson may require staying for multiple days at a time.
