Job description:
Pearlridge Gardens & Tower is a 289-unit AOAO located in Aiea, HI across the street from the Pearlridge Shopping Center. This is a beautiful property that has just completed a major capital project that included the replacement of the waste pipes, resurfacing of the roofs, painting/spalling, and waterproofing of the parking decks.
This is primarily an administration and oversight position. Successful candidates should be able to handle the following:
- Prepare/assist in the annual budget and Reserve study in collaboration with the Property Manager;
- Identify problems and issues with the object property and present a plan of action to the property manager;
- Prepare quarterly newsletters;
- Establish and implement maintenance and repair programs;
- Prepare all reports, logs, and spreadsheets as required by the Board;
- Prepare all Incident, inspection, monthly, and annual reports as required by the Board and follow up until resolved;
- Attend all board meetings;
- Maintain office files, records, and communications;
- Prepare and post all notices on a timely basis;
- Prepare and enforce all House Rules with knowledge of all applicable Bylaws, State and Federal laws;
- Review all property modification requests;
- Resolve complaints in a timely and professional manner;
- Conduct regular property inspections as required by the Board and Property Manager;
- Procure bids under the association’s procurement policy;
- Manage, supervise, and evaluate staff employees;
- Coordinate and supervise subcontractors;
- Review and approve subcontractor’s final work product.
Required Skills:
- Must be proficient in Microsoft Office 365, emails, Outlook, Word, Excel, and report preparation;
- Familiarity with mechanical, electrical, plumbing, pool, and landscaping operations and systems;
- This is a resident manager position, and the successful candidate would be expected to live on the property.
Job Type:

Schedule:
- Monday, Tuesday, Thursday, and Friday: 8 am – 5 pm, and – Wednesday and Saturday 8 am to 12 pm.
Education:
- Bachelor’s degree (Preferred) or equivalent.
Preferred Certifications:
- ARM, CPM, and CPO certified.
Experience:
- Required 5 years of Resident management in high-rise condominium buildings.

- $55,000 per year/negotiable
