Residential Construction Superintendent — Job Description
Location: Northern Virginia (Great Falls / Leesburg) | Schedule: Full-time, on-site with regional travel | Reports to: Director of Construction / Principal | FLSA: Exempt
Role Summary
HARVESTATES is seeking a hands-on Residential Construction Superintendent to own the full build lifecycle for custom and semi-custom homes. This leader will drive procurement of materials, hiring and management of trade contractors, master scheduling, and day-to-day site operations to deliver safe, high-quality projects on time and on budget.
Key Responsibilities
Procurement & Preconstruction
· Build and maintain a competitive vendor list; solicit, level, and award bids (materials & trades).
· Create buy-out plans; lock pricing and terms; manage POs, subcontracts, and change orders.
· Identify long-lead items (e.g., glazing systems, HVAC, appliances, specialty finishes) and secure timely submittals and approvals.
· Lead value-engineering and alternates while protecting design intent and performance.
Trade Contractor Hiring & Management
· Source, vet, and onboard trade partners; verify licenses, insurance, W-9s, and safety programs.
· Define scopes of work with clear inclusions/exclusions; set productivity and quality benchmarks.
· Run weekly coordination meetings; track manpower plans; enforce site rules and safety.
Scheduling & Project Controls
· Develop baseline CPM schedules and 3-week look-aheads; sequence work for the critical path.
· Integrate inspections, testing, and municipal reviews; plan around weather/seasonality.
· Monitor schedule variance; implement recovery plans; maintain daily logs and photos.
· Manage budgets, commitments, and forecast to complete; approve pay apps against progress.
Day-to-Day Site Management
· Direct daily field operations across grading, foundations, framing, MEP rough-ins, exterior envelope, interiors, and punch.
· Ensure code compliance, workmanship, and spec adherence through structured QA/QC.
· Coordinate inspections (building, electrical, mechanical, plumbing, septic/well, stormwater).
· Enforce safety (JHAs, toolbox talks, PPE, incident reporting) and site housekeeping.
Stakeholder & Compliance
· Serve as primary field contact for owners, architects/engineers, inspectors, and HOA/utility reps.
· Maintain RFI/submittal logs and close-out documentation (warranties, O&M, as-builts).
· Support permit pulls and closeouts; align with local requirements (Loudoun/Fairfax, VDOT/private roads, SWM, septic/well).
Required Qualifications
· 5–10 years managing residential construction (custom/luxury preferred) from sitework to closeout.
· Proven track record buying out trades/materials and running multiple concurrent subs.
· Strong CPM scheduling and field coordination skills; adept at recovery planning.
· Working knowledge of IRC/IBC, residential MEP systems, envelope details, and inspections.
· Proficiency with project platforms (e.g., Procore/Buildertrend, Bluebeam, MS Project/Primavera, Excel).
Preferred
· Experience in Northern Virginia jurisdictions and with VDOT/private roads, stormwater, septic/well.
· OSHA 30; First Aid/CPR.
· Virginia DPOR experience (Qualified Individual for RBC/CBC) a plus.

· First-pass inspection approval rate: ≥ 90%.
· Safety: zero recordable incidents; weekly toolbox talks documented.
· RFI average age: ≤ 3 business days; submittal cycle time within spec.
· Closeout: punch complete ≤ 20 days; handover docs 100% at substantial completion.
