POSITION SUMMARY:

Tech II employees at this level perform skilled maintenance and repair of commercial and apartment buildings.

A Tech II is capable of all responsibilities outlined and has three or more years of experience in maintenance work or construction.


KEY RESPONSIBILITES:

  • Maintenance and Repair:
    • Perform general work orders, preventative maintenance and repairs as needed on the following: general building elements, doors, plumbing fixtures, roof repairs, carpentry and painting.
    • Ability to hang, repair and finish drywall
    • Respond to maintenance requests in English both verbally and written as needed.
    • Install or replace fixtures, appliances, and equipment
    • Operate light trucks/lifts to pick up and deliver equipment and supplies.
  • Building Inspections:
    • Conduct regular preventative inspections of the buildings.
  • Record Keeping:
    • Maintain accurate records of maintenance activities and repairs.
    • Track inventory of parts, tools and supplies.
    • Basic computer skills
  • Other Duties:
    • Collaborate with other maintenance staff and contractors.
    • Follow safety regulations and procedures.
    • May be on-call to respond to emergency issues
    • Removes snow as weather dictates


SKILLS AND QUALIFICATIONS:

  • Technical Skills:
    • Knowledge of basic plumbing, electrical, carpentry and HVAC systems.
    • Ability to diagnose and repair common building problems.
    • Proficiency in using hand and power tools.
  • Soft Skills:
    • Problem-solving skills
    • Communication skills (written and verbal).
    • Ability to work independently and as part of a team.
    • Attention to detail.
    • Must be service-oriented and able to perform tasks in a professional, orderly and timely manner following safety regulations, standards, policies and procedures.

PHYSICAL DEMANDS:

  • Work is performed while standing, sitting, and/or walking.
  • Requires the ability to communicate effectively using speech, vision, and hearing.
  • Requires the use of hands for simple grasping and fine manipulations.
  • Requires bending, squatting, crawling, reaching.
  • Requires the ability to lift, carry, push, or pull medium weights, up to 75 pounds.
  • Requires activities involving being around moving machinery, exposure to marked changes in temperature and humidity, and exposure to dust, fumes, and gases.
  • Grooming: All team members must maintain a neat, clean, and well-groomed appearance (specific standards available).

REQUIREMENTS:

  • Minimum 3 years previous experience in building maintenance or a related field
  • Strong maintenance/mechanical knowledge and troubleshooting skills
  • Must have a valid driver's license.
  • High school diploma or G.E.D. Certificate
