About the Role
Harris Investment Group is hiring a Debt Capital Markets Analyst to join our finance team at our Provo, Utah headquarters. You'll work directly with our acquisitions and finance team to source, structure, and close debt financing across our portfolio of multifamily and gas station/truck stop assets. That includes new acquisitions, refinances, and recapitalizations.
This role sits at the center of every deal we do. You'll build relationships with lenders across the country, expanding our ability to originate loans on assets in our portfolio. Prior experience is preferred. Candidates must display strong analytical thinking, attention to detail, and the drive to take ownership of a critical function.
What You'll Do
Loan Sourcing and Structuring: Shop debt across agency lenders, banks, life companies, CMBS conduits, and bridge or private capital. Solicit and compare term sheets, negotiate pricing and structure, and recommend optimal financing for each deal.
Underwriting and Loan Sizing: Build and stress-test loan sizing models, DSCR and debt yield analyses, and refinance scenarios. Translate property-level cash flows into lender-ready packages.
Lender Package Preparation: Assemble rent rolls, T-12s, sponsor financials, and pro formas into clean, professional submission packages. Understand the story and background behind each asset to pitch to lenders.
Deal Execution: Manage loan applications from term sheet through closing. Coordinate with lenders, attorneys, title, and internal stakeholders. Track conditions precedent and drive deals to close on schedule.
Lender Relationships: Develop and maintain relationships with mortgage bankers, direct lenders, and debt brokers. Keep a current view of who is lending, on what, and at what terms.
Market Intelligence: Track Treasuries, SOFR, swap rates, and credit spreads daily. Provide the team with regular updates on the rate environment, lender appetite, and optimal execution windows.
Pipeline Management: Maintain a clear, organized pipeline of active financings. Communicate status, risks, and timing to the CIO and deal teams proactively.
Process and Documentation: Build and improve the systems, checklists, and databases that scale our debt capital markets function as the portfolio grows.
What We're Looking For
Required:
- Bachelor's degree in Finance, Accounting, Real Estate, Economics, or a related field
- Strong Excel skills, with comfort in financial modeling, and basic functions
- Sharp attention to detail and the ability to manage multiple deals at once
- Strong written and verbal communication. You will be the face of HIG to our lender network.
- Self-motivation and ownership. This role has a high level of autonomy
Preferred (not required):
- Minimum of 2 years in commercial real estate, banking, lending, or capital markets
- Exposure to multifamily, retail, or net-lease asset classes
- Familiarity with agency, CMBS, bank, or life company lending structures
- Coursework or certifications in real estate finance (CCIM, ARGUS, etc.)
