Harborlight Homes is a nonprofit community development and property management organization providing service-enriched affordable housing throughout the North Shore. We are seeking a detail-oriented, people-focused Property Manager who is excited about making a meaningful difference in residents' lives while ensuring strong operational and regulatory compliance.

About the Role

The Property Manager plays a critical role in maintaining positive tenant relations, ensuring regulatory compliance, and supporting Harborlight Homes' mission to create affordable, inclusive, equitable, and sustainable housing opportunities for those in need.

This position oversees a diverse portfolio that includes single-room occupancy housing, family housing, and supportive housing communities serving residents of varying ages, backgrounds, cultures, and life experiences. Properties include communities such as Washington Square Residence (43 single-room occupancy units), as well as housing partnerships that support youth and vulnerable populations.

This role offers a unique opportunity to help lead operational transitions, assess existing processes, strengthen compliance practices, and support the migration of resident and property data into Harborlight's management systems, including RealPage.

On a typical day, you will:

  • Manage the daily operations of affordable housing properties and maintain high levels of resident satisfaction.
  • Ensure compliance with HUD, affordable housing, and other applicable regulatory requirements.
  • Coordinate annual and interim recertifications and maintain accurate resident files.
  • Collect, review, and verify detailed income, asset, and eligibility documentation.
  • Maintain strong data integrity and support the transition of property records into Harborlight Homes' management systems.
  • Assess existing property management processes and identify opportunities for improved efficiency, compliance, and resident service.
  • Foster respectful, professional relationships with residents while balancing empathy with accountability.
  • Collaborate with service providers, community partners, residents, vendors, and internal teams to support property operations.
  • Respond proactively to resident concerns and operational challenges with a solution-oriented approach.
  • Monitor deadlines, documentation requirements, and reporting obligations to ensure ongoing compliance.

Qualifications

  • Bachelor's degree in Business, Real Estate, Social Services, Public Administration, or a related field; or equivalent combination of education and experience.
  • 3-5 years of property management experience, preferably in affordable, supportive, or low-income housing environments.
  • Experience managing resident certifications, compliance documentation, and affordable housing programs.
  • Strong proficiency with property management software and Microsoft Office applications.
  • Experience with RealPage, OneSite, or similar housing management systems preferred.
  • Certified Occupancy Specialist (COS) designation preferred or willing to attain.

  • Experience with HUD, Section 8, project-based subsidy programs, or other affordable housing compliance programs preferred.
  • LIHTC experience strongly preferred, particularly for candidates interested in supporting Harborlight's broader affordable housing portfolio.
  • Bilingual language skills highly desirable.

Salary : $65,000 - $75,000
