Director of Operations
Functional Responsibilities:
- Supports EVP of Operations in the development and execution of asset strategies and business plans, to include the review of acquisitions and dispositions proposed for the funds, and in the evaluation of site and fund performance against relevant benchmarks
- Within a geographic area, responsible for development and leadership of local HPPM site teams who are charged with meeting or exceeding preapproved asset performance parameters
- Responsible for the preparation of any site and local market reports, preparation of quarterly and annual asset reports, as well as all elements of the annual asset business plan.
Specific Tasks:
- Asset operations
- Establishes the appropriate site level team necessary to satisfactorily lease and operate assets
- In conjunction with senior management, establishes and subsequently tracks performance to asset level benchmarking criteria
- Recommends as part of the annual business planning cycle, relevant leasing, operations and capital program strategies
- Prepares operating and capital budgets as part of the business planning process
- Reviews and, as needed, makes recommended changes to resident screening criteria
- Ensures identified community operations initiatives are implemented according to budget and HPPM policy
- Ensures the local HPPM teams deliver accurate and timely daily, weekly, monthly, and quarterly report
- Monitor and resolve building code violation issues
- Resolve resident customer service issues in a timely manner
- Visit and inspect assets so as to keep appearance and functionality up to HPPM standards
- Responsible for monitoring and proactively communicating budget variances, their causes, overall financial impact, and recommended solutions
- Acquisitions
- Review local market information (CoStar) and provide feedback to acquisition team regarding competitive properties and rents
- Recommends, as part of the acquisition due diligence process, relevant leasing, operations and capital program strategies
- Coordinate and oversee asset level due diligence and consolidation of findings
- Establish on-site team for lease audits and unit walks
- Develop initial asset business plan and year-1 operating budget for EVP of Operations review prior to expiration of due diligence
- Coordinates and oversees community transition team
- Disposition
- Recommend to EVP of Operations relevant metrics and performance targets for property level retention bonuses
- Ensures asset performs in accordance with retention bonus metrics and parameters established in purchase and sale agreement
- Investor Reporting
- As requested, provide relevant data, market and industry commentary, to investor relations team
- Travel
- Communities may be in multiple states and may require frequent travel in order to execute job responsibilities
- Qualifications
- Minimum 3 years’ relevant experience with multi-site management experience preferred

Salary : $120,000 - $130,000
