We are seeking a skilled and service-oriented Maintenance Technician to join our property operations team. This role is essential in supporting the overall functionality, safety, and appearance of our community. Working collaboratively with on-site staff and vendors, you will help ensure a well-maintained and welcoming environment for all residents.
Position Overview
The Maintenance Technician is responsible for performing a variety of duties related to the upkeep and repair of the property. This includes preventative maintenance, timely response to service requests, and supporting property improvements. The ideal candidate is a reliable team player with student turn experience, strong technical skills and a commitment to delivering excellent resident service.
Key Responsibilities
- Perform and support preventative maintenance and apartment turns in coordination with the property team to achieve make ready dates.
- Troubleshoot and repair systems including HVAC, plumbing, electrical, carpentry, appliances, and more.
- Respond to resident work orders in a timely and professional manner, ensuring high-quality service.
- Assist in the inspection of units and common areas to identify maintenance needs and safety concerns.
- Participate in on-call rotations and respond to after-hours emergencies as required.
- Communicate effectively with the Maintenance Supervisor and Community Manager regarding ongoing maintenance needs.
- Manage maintenance supply inventory in alignment with budget guidelines.
- Accurately document work performed and submit related records per company policy.
Qualifications
- High school diploma or equivalent required.
- Minimum of 1 year of experience in property maintenance, facilities, or a related trade.
- Proven knowledge of building systems, including HVAC, electrical, plumbing, and mechanical repairs.
- Strong organizational and time management abilities.
- Excellent communication and interpersonal skills.
- Customer-focused mindset with a professional, courteous demeanor.
- Ability to work independently and collaboratively in a fast-paced environment.
- Valid driver’s license and automobile insurance required.
Preferred Certifications (or willingness to obtain):
- EPA Type I & II
- HVAC Certification
- Certified Pool Operator (CPO)
Additional Requirements
- Ability to lift/move up to 100 lbs and work in varying environmental conditions.
- Availability to work weekends, holidays, and participate in on-call schedules.
- Adherence to company safety policies and use of appropriate personal protective equipment (PPE).
- Must maintain a professional appearance and comply with uniform standards.
