Requirements (Education, Experience, Licensure, Certification):
- High School Diploma or General Equivalency Diploma.
- 3 years’ experience in building maintenance with demonstrated ability to perform job description.
- Possession of a valid Ohio Operator’s Permit.
Job Duties (Summary):
- Performs maintenance and repairs of residential facility.
- Can perform the following unsupervised: plumbing to include fixing leaks, changing toilets, sinks, faucets, unclogging drains. Repair electrical outlets replace ballast, change light, build and frame walls, drywall, finish and paint at professional level.
- Operates truck or other vehicles to pick up and deliver parts, supplies, materials or refuse; loads and unloads materials to and from vehicles.
- Maintains and inventories tools and supplies.
- Perform preventive maintenance on industrial and residential washer, dryer, and generator.
- Knowledge of industrial kitchen equipment repair and preventive maintenance.
- Performs repairs on tools and equipment, maintains grounds of facility, performs custodial duties as needed (e.g., furniture, equipment and appliance repair, cleaning, mopping, sweeping and waxing floors, mowing lawn, empties trash, shoveling snow, spreads salt, etc.)
- Supervises all maintenance workers (e.g., all maintenance repair workers) or equipment operation workers (e.g., equipment operators) &/or miscellaneous maintenance workers (e.g., movers, laborers) engaged in general maintenance or general building maintenance, alteration &/or repair.
- Estimates repair, time and labor &/or remodeling costs; prepares specifications & obtain bids; monitors contracts & agreements.
- Inspects completed projects for approval &/or disapproval and prepares progress reports on building & maintenance projects.
- Routinely inspects buildings, grounds and equipment to determine condition and to ensure compliance with applicable state & local building regulations and accrediting bodies.
- Maintains inventory control of fixed assets, equipment, supplies & materials for all department maintenance repair; approves &/or disapproves work orders; requisitions supplies, materials & equipment.
- Prepares & submits reports of work performed & materials used; maintains files, records and all documentation required for maintenance department; and
- Attend staff meetings when required.
- On call as needed for emergency.

Maintenance Department and all maintenance workers and associated residents.
Knowledge, Skills and Abilities
- Skills in building maintenance (electrical, plumbing, carpentry, refrigeration, heating, welding, inventory control, custodial methods).
- Skill in the use of various hand and power tools.
- Ability to read and understand a variety of technical manuals.
- Ability to calculate fractions, decimals, and percentages.
- Ability to maintain accurate records.
- Ability to discern, diagnose and repair equipment or structural damage.
- Ability to remain calm in tense situations.
- Visual ability sufficient to effectively operate office equipment including calculator, copier, facsimile machine and computer.
- Ability to read and prepare reports with recommendations, correspondence, instructions, policies and procedures.
- Hearing ability sufficient to hold conversation with other individuals both in person and over a telephone.
- Speaking ability sufficient to communicate effectively with other individuals in person and over a telephone.
- Skills in oral and written communication.
- Visual ability to read and prepare reports.
- Ability to supervise and direct the work of maintenance staff.
- Ability to train and schedule residents working in the Maintenance Assistance Program (MAP).
- Knowledge of basic computer skills and ability to create a schedule for the Maintenance Assistance Program (MAP); and
- Ability to work with vendors, contractors, and order supplies while keeping the facility supply inventory.

Correctional facility setting and outdoor premises.
Physical Demands
Ability to perform moderate to heavy labor. Ability to transfer up to 50 pounds.

Conveys and receives information in person, over the telephone and on a portable handheld radio.
