JOB SUMMARY:
The primary purpose of this position is to support the Community Manager to maintain and enhance the value of the assigned portfolio by delivering an effective and efficient customer service response program for residents’ maintenance needs; providing ongoing general maintenance repairs and implementing a preventive maintenance program to safeguard the asset’s physical structure and fixtures.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Perform basic repairs to building systems (doors, windows, drywall, locks, fixtures).
- Conduct routine preventative maintenance (changing light bulbs, replacing filters, clearing drains/gutters).
- Perform minor electrical, plumbing, tasks within a non-licensed scope (replace switches/outlets, fix minor leaks, clean coils) or assist licensed technicians.
- Maintain interior and exterior grounds: basic landscaping, snow/ice removal, trash removal, sweeping, and pressure washing as needed.
- Assemble, move, and install furniture, equipment, and signage.
- Inspect facilities and equipment; document issues and escalate complex repairs.
- Maintain tools, supplies, and inventory; request replacements and reorder materials.
- Follow safety procedures, use personal protective equipment (PPE), and report hazards.
- Keep accurate maintenance logs and complete required paperwork.
Qualifications:
- High school diploma or equivalent.
- 1 year of experience in general maintenance, custodial work, or related field preferred but not required.
- Basic knowledge of hand and power tools, and general building systems.
- Ability to follow written and verbal instructions and read simple blueprints or diagrams.
