What are the responsibilities and job description for the Maintenance Technician position at Halter Sunset Village?
Overview
This position assists the Community Manager with the physical maintenance of the property and equipment as it pertains to the common areas, grounds and individual units.
Duties
- Maintain the overall appearance and cleanliness of the community by ensuring that grounds, amenities, building exteriors/interiors, market-ready units interior, walkways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas are free of debris, trash, graffiti, and other items which affect the appearance of the community. All deficiencies and safety issues are reported immediately.
- Respond to resident requests for maintenance and service by taking appropriate action to repair and/or restore service within the quality and time standards established by the company.
- Ensure that apartments are ready for occupancy by performing any repairs that may require electrical, plumbing, carpentry, appliance repair, carpet cleaning, painting, patching, texturing, basic apartment cleaning, and other miscellaneous equipment maintenance and repairs.
- Maintain tools and equipment and ensure that they are in proper working order and request replacements as necessary.
- Make sure all outside contractors or subcontractors provide certificates of insurance for workers compensation insurance or waivers when applicable and provide proof of a contractor’s license.
- Know the location of main water line cutoff, all apartment and fixture cutoffs, main gas line cutoff, and the sewer cleanouts.
- Perform cleaning tasks such as sweeping, mopping, vacuuming, cleaning windows, dusting, emptying wastebaskets, picking up litter, etc.
Qualifications
- Maintenance experience in the multi-family, hospitality, or similar industry.
- Competency in residential plumbing, electrical, appliance repair, painting, and drywall.
- Customer service experience.
- Driver's License Required.
Job Type: Full-time
Pay: $25.00 - $28.00 per hour
