Halcyon Management Group, LLC is a privately-owned Williamsburg-based real estate owner, builder, and developer committed to creating inviting, luxury rental communities for residents to call home. Founded in 2006, the portfolio consists of multiple properties located in Williamsburg, Greenpoint, Bushwick and Prospect Park Brooklyn. We are seeking a visionary and driven Leasing Manager to lead our leasing team.


JOB TITLE:   Leasing Manager

 

DUTIES AND RESPONSIBILITIES: The Leasing Manager holds the primary responsibility for the entirety of the leasing cycle, encompassing the recruitment, professional development, and mentorship of the sales team. This prominent leadership position demands advanced business insight, outstanding interpersonal abilities, and comprehensive knowledge of the New York real estate sector.

KEY ROLE DESCRIPTIONS AND TASKS: The Leasing Manager tasks include, but are not limited to:


  • Supervising the leasing team, including but not limited to, hiring, developing and retaining talent, providing training and mentorship, performance management, etc.
  • Develop and execute leasing strategies to maximize occupancy rates
  • Track daily lead sources, number of calls, and reporting any trends to the leasing team.
  • Provide detailed leasing reports to the executive team regarding leasing performance, market trends, occupancy trends, competitive analysis etc..
  • Preparing reports on traffic, trends, and other insights for the executive team
  • Monitoring market conditions to adjust pricing, concessions, and strategies accordingly.
  • Communicating with appropriate leasing staff at all sites to update availability report daily.
  • Complete knowledge of the availability and what apartments are to be rented, which are pending (application and monies taken) and which apartments are closed (have leases signed).  
  • General knowledge of all buildings in portfolio and their amenities, offerings and concession/incentives. Refer to the monthly concession memo that has been approved by ownership.
  • Providing adequate coverage for the leasing office at all times. Creating a monthly calendar and covering the Leasing Agents schedules in the event of approved PTO or vacation time.
  • Completing and sending out the daily traffic report and the updated availability report.  If reports are automated, making sure all team members are working off of the most updated copy.
  • Assisting agents as needed with client communications and follow-up outreach. Asking questions about the prospects to be able to personalize the note.
  • Keeping leasing staff updated as to the status of imminent appointments and comments made about apartments and any new applications that come in.
  •  Strong organizational and project management skills.
  •  Maintaining a clean and neat leasing office environment.
  • Develop and maintain a database of prospective tenants
  • Checking the model homes are clean and the inside temperatures are comfortable and appropriate. Report any punch list items and findings to the Property Manager.
  • Ensuring that the A- frame signage is placed outside the main entrance for marketing purposes when the office opens and closes
  • Provides administrative support with leasing agents
  • Updating property web sites for listing accuracy
  • Continually shopping the competition and submits comparable reports to appropriate personnel.
  • Tracking sources and the effectiveness of advertising.
  • Refreshing the available inventory on the web site and relevant ILS feeds, including removing and inputting new apartments, images and floor plans.
  • Maintain accurate records of leasing activities
  • Updating the inventory list for telephone inquiries and broker blasts.
  • Sending out broker updates


Qualifications:


Bachelor's degree

3 years of relevant real estate experience ( ideally NYC)

2 years residential leasing experience in a leadership role

Excellent communication and team-building skills

Must be a well organized and detail oriented professional


Compensation:


NYC Pay Transparency Law : minimum $90,000 / Maximum $110,000 plus bonus potential
