Responsibilities

Manages the day-to-day activities for Superintendents. Identifies and follows up with Superintendents to ensure errors are corrected and the construction of each home reaches the highest quality standards before the New Home Orientation.

  • QUALITY - assist the Superintendents in achieving a high level of quality for each home that is under construction at the PSI, PDI, QAI, and especially at the NHO stages
  • Manager PSI & PDI - walk each home noting items that need to be resolved by the Superintendents before foundations are poured and drywall is hung in each home.
  • Re-walk homes a day before NHO to verify that all items from the QAI & Manager Walk Throughs are complete, if incomplete notify the Superintendent and work with them to get the home ready before the NHO.
  • Responsible for Model Home Maintenance (ensure Model Homes always appear in retail condition, ex: light bulbs, cleanliness and weeding of parking lots, air filters, flood lights, etc.
  • CONSTRUCTION DEADLINES & GOALS - Project Managers pride themselves in planning, organizing, and directing Superintendents to meet construction deadlines and goals; these goals and deadlines consist of reaching pertinent construction milestones.
  • Ensure homes are on track to finish on time.
  • Update the status of each home on the construction tracker on a regular basis.
  • Use information to determine if Superintendents are on or behind schedule.
  • Update Foundation Pour, Structural Passed, Cabinet Install & CO Received Dates on a daily basis.
  • Follow-up and document the date the Superintendents complete QAI walk through with homeowners.
  • Monitor Superintendents to make sure QAI Checklist is turned within 24 hours of QAI Date.
  • Complete and update tracker when Manager Walkthroughs are complete.
  • Follow-up with Office Assistant to make sure a SO is created based on the SPEC NHO list created.
  • Sign off on completed SPEC NHO SOs.
  • HOME START/PLOT PLAN APPROVAL - Weekly review and release homes to Purchasing Team.
  • Monitor Superintendent workloads and assign new homes that are ready to release to the Construction Team.
  • Thoroughly review and check plot plans and Post Tension to make sure correct plans are loaded for construction.
  • SET CLOSING SCHEDULE - Work with the Office Coordinator and Superintendents to schedule closings.
  • BUILDER OF CHOICE - Help Hakes Brothers become the builder of choice for our Trade Contractors.
  • Teach the Superintendents to schedule Trade Contractors properly to avoid dry runs.
  • Conduct bi-weekly Trade Contractor meetings.
  • ASSIST WITH MODEL HOME CONSTRUCTION - Assist with Model Home construction so that models are built in a QUICK fashion. - Responsible for Model Home maintenance - ensure Model Homes always appear in retail condition (light bulbs, cleanliness and weeding of parking lots, air filters, flood lights, etc.)
  • JOB SITE CLEANLINESS - Take responsibility for maintaining a clean work site.
  • Mentor the Superintendents in achieving clean job sites (houses should be free of trash, streets free of dirt, the subdivision common areas clean and tidy, and the houses broom swept at the end of each day).
  • SAFETY - Ensure that weekly inspections take place, and complete notices of correction and company safety manual and reports per OSHA standards.
  • Review Safety Logs weekly.
  • Issue Written Notice(s) of Correction when Trade Contractors do not follow Safety/OSHA rules after verbal warning(s).
  • STORM WATER PREVENTION PROTECTION PLAN (SWPPP) - Assist the Superintendents and Trace Contractors to follow SWPPP requirements.
  • CONTROLLING & REDUCING CONSTRUCTION COST - Proactively look for ways to help control and reduce construction costs.
  • Coach and monitor Superintendents to control materials delivered to job site to avoid material from being stolen or damaged.
  • Negotiate fair prices for required work above and beyond the scope of work.
  • Assist in hiring and supervising Construction staff.
  • Provide constructive and timely performance evaluations.
  • Handle discipline and termination of employees and in accordance with company protocol.
  • Manage company relationships and cooperate with other departments, including Sales, Product Development, Land, Purchasing, Marketing and Accounting.
  • Mentor and encourage Superintendents to do their best and to learn how to solve problems with customers and trades.
  • Establish processes and systems to help achieve and excel business goals and objectives.
  • WARRANTY - Monitor and work with Customer Service Reps to ensure homeowners receive thorough and timely service for all warranty claims.
  • All Service Orders generated by the warranty team need to be completed within 7 days.
  • Responsible for all Customer Satisfaction Survey scores (all construction & warranty scores need to be above 94% for yearly average).
  • The Project Manager will work with the Superintendents and will be responsible for the Warranty of homes as well as the Hakes Brothers Emergency phone line.
  • VEHICLE - You must own or have access to a vehicle for your daily work and you must carry a valid driver's license and auto liability insurance.

Qualifications

  • Required: Valid driver's license and auto liability insurance; you must own or have access to a vehicle for your daily work
  • Required: At one year of management experience and at least two years of construction experience
  • Preferred: High School diploma or GED
