The Opportunity
We are looking for a sharp, hands-on Facilities & CapEx Project Lead to help us manage renovations across our growing portfolio and serve as the operational backbone for facilities decisions company-wide. This is a field-heavy, execution-focused role. You will report directly to the firm's President.

What You'll Do:
Renovations & Capital Projects
- Join Hackberry ownership to assess the physical condition of prospective acquisitions and help develop capital budgets that feed into our underwriting
- Source and interview contractors in each market, collect bids, and value engineer projects without cutting corners
- Travel to active job sites during construction to supervise work, hold contractors accountable, and make sure projects stay on schedule and on budget
- Flag problems early — change order creep, shoddy work, inflated pricing — and push back with confidence
- Plan and sequence renovation schedules to maximize efficiency within tight unit turn windows
Facilities & R&M
- Be the point person for Market GMs when they have repair, maintenance, or capital replacement needs (HVAC, roofing, plumbing, elevators, etc.)
- Review vendor quotes, compare against budget, and give a clear go or no-go with thoughtful rationale
- Help build out a vetted vendor network across our markets for both routine and emergency needs
- Maintain a capital needs tracker by asset to support proactive planning and budgeting across the portfolio
Who You Are
- 3–6 years of experience in construction project management, general contracting, or facilities/building systems — hands-on experience matters more than credentials
- Solid Excel skills — responsible for budget trackers, bid comparisons, and capital planning models
- Familiarity with AutoCAD and/or SketchUp is a plus
- Strong verbal and written communication skills — comfortable interfacing with ownership and people in the field alike
- Self-sufficient and resourceful; comfortable figuring things out on the fly
- Genuinely willing to travel — this role requires consistent boots on the ground across our markets

Compensation & Benefits
- Base salary: $70,000–$90,000 depending on experience
