Position Overview

The title Specialist is responsible for conducting title searches and examining public records to determine ownership and identify issues affecting real property titles. This role reviews deeds, mortgages, liens, judgments, tax records, and other legal documents to ensure accurate title information prior to real estate transactions and title insurance issuance. The ideal candidate is detail-oriented, organized, and capable of analyzing complex property records while maintaining accuracy and meeting deadlines. We will train.

Key Responsibilities

• Perform title searches using county records, online databases, and internal systems
• Examine property records to verify ownership and identify title defects
• Review deeds, liens, judgments, easements, taxes, and legal descriptions
• Prepare title commitments, reports, and supporting documentation
• Identify and communicate title issues requiring resolution prior to closing
• Maintain accurate records and comply with company and regulatory standards

Qualifications

• Strong attention to detail and analytical skills
• Knowledge of real estate and title terminology preferred
• Ability to read and interpret legal documents
• Proficiency with computer systems and research databases
• Excellent organizational and communication skills
• Prior title, mortgage, escrow, or real estate experience preferred but not always required
