Position Summary
As an Acquisitions & Capital Markets Intern, you will support the Acquisitions and Capital Markets team in evaluating real estate investment opportunities and assisting with capital sourcing efforts. This internship is an unpaid position, offered for Summer semester course credit, with a 20-hour/week commitment. The intern will work fully in person at the Philadelphia office.

Primary Responsibilities
Investment Analysis & Underwriting
- Assist with screening and evaluating potential acquisition opportunities
- Support the development and maintenance of financial models, including cash flow projections and return analysis
- Help review rent rolls, operating statements, and other property-level data
- Conduct market research and comparable property analysis to support underwriting assumptions
- Compile and organize data on market trends, transactions, and asset performance
- Assist with due diligence coordination, document organization, and data room management
- Support preparation of internal investment memoranda and external presentation materials
- Provide support for financing and capital markets initiatives, including lender outreach and capital tracking
- Assist with organizing lender, broker, and investor information
- Participate in broker calls, internal meetings, and property tours as appropriate
- Collaborate with teams across acquisitions, development, asset management, and property management
Current Enrollment
- Junior or senior undergraduate student pursuing a degree in Real Estate, Finance, Economics, Business, or a related field
- Internship must be eligible for academic course credit
- Strong interest in real estate investing, acquisitions, and finance
- Basic understanding of real estate concepts such as cash flow, NOI, cap rates, and leverage
- Proficiency in Microsoft Office, particularly Excel
- Ability and willingness to learn real estate financial modeling concepts
- Strong analytical, organizational, and communication skills
- Detail-oriented with the ability to manage multiple assignments and deadlines
- Professional demeanor, strong work ethic, and high level of integrity
- Highly motivated, curious, and responsive to feedback
- Prior internship, coursework, or project-based experience related to real estate, finance, or investments
- Familiarity with real estate research platforms such as CoStar or Real Capital Analytics (academic exposure acceptable)
- Introductory exposure to real estate financial modeling or investment analysis
- Interest in capital markets, lending, or institutional real estate investing
