Gulf PPM is looking for a Deed Restriction Inspector to join our team and help maintain the appearance, standards, and overall integrity of the communities we manage.
This is a field-based position that requires someone who is comfortable working independently, driving throughout assigned communities, documenting property conditions, and communicating professionally with homeowners and our management team.
What You’ll Do- Conduct routine deed restriction inspections of assigned HOA communities.
- Identify and document potential violations of governing documents, deed restrictions, and community standards.
- Take clear, date-stamped photographs to document property conditions.
- Enter inspection findings and photographs into the company’s management system.
- Perform follow-up inspections to determine whether violations have been corrected.
- Issue or recommend appropriate violation notices in accordance with established procedures.
- Maintain accurate and organized inspection records.
- Communicate professionally with homeowners, community managers, and management staff regarding property conditions.
- Identify recurring or unusual issues and bring them to the attention of the Community Manager.
- Follow established inspection schedules and company procedures.
- Represent Gulf PPM professionally while working in the field.
The ideal candidate is:
- Highly observant and notices details others overlook.
- Organized and able to manage a consistent inspection schedule.
- Comfortable working independently with minimal supervision.
- Professional, dependable, and comfortable interacting with homeowners.
- Able to take clear photographs and maintain accurate records.
- Comfortable using a smartphone, tablet, computer, and web-based software.
- Able to read and understand written guidelines, policies, and deed restrictions.
- Able to distinguish between an obvious violation and a condition that may require additional review.
- Comfortable spending significant time driving and working outdoors in Texas weather.
- Previous HOA, property inspection, property management, code compliance, construction, or similar experience is preferred.
- Experience interpreting deed restrictions or community standards is a plus.
- Valid Texas driver's license and reliable transportation required.
- Must be able to pass a background check.
- Must be able to work independently and maintain a consistent schedule.
This position is a great fit for someone who can spot a basketball goal in the wrong location from three houses away, take a good picture, document exactly what they saw, and keep moving without getting into an argument with the homeowner.
We are looking for someone who understands that the inspector's job is to observe, document, and report—not debate, argue, or make enforcement decisions in the field.
